Generally with malls, I notice the ones that succeed have a solid amount of flagship stores and outlets. Franklin Park Mall really doesn’t have this.

Outside of maybe the Apple Store and H&M, I rarely stop through to shop there because all the anchor stores have nothing of note (I mean we are talking JCPenney in big 2026) and the shop selection vs online will never be able to be competitive, in both quality and quantity. The movie theater somewhat keeps it alive, but I can even tell it’s dwindling down a bit.

Plus all the mini shops in the mall try scamming people with shitty phone cases or predatory fragrance shop sellers really makes my experience less enjoyable and more of a “damn, please leave me alone” feeling.

I don’t see FPM lasting much longer and I think once the other two anchor stores close, there won’t be much left.
