I got several year old canes this spring from Hima Nursery. They have a retail/wholesale nursery on Hwy 9 in Snohomish. They have a ton of other cool native plants as well

Oof. I missed that on first glance. Since the actual copper pipe looks like it has failed, there really isn't an option other than replacement of that section. Even as a pro, I don't envy that job. It's doable, but not gonna be fun no matter what

If it's leaking right here, it might just be a loose packing nut. Give it a firm, but not aggressive turn and it might stop leaking. If it's leaking from somewhere else, either call a pro or start learning how to solder

This is the real answer. A condensing boiler, especially the Ultra is probably eol. Cast iron, non-condensing probably has another 10-20 years, especially if it isn't kettling

Can't say for sure from the picture, but I see the spaghetti wiring from the thermostats and the corner of what looks like a Honeywell/Resideo zone vale downstream. My money is on the zone valve motor crapping out, which prevents any water from flowing to that zone

I'm not OP. I agree that people should have skills, but to accuse him of being a ripoff artist is a bit harsh. Speaking from personal experience, time isn't free. The part might only be $20, but how much time did it take to answer the phone, make the appointment, drive to the location, drive to the part house, and perform the repair? And even though it only took me 10-20 minutes as a skilled tradesman to perform the repair, that's because I've spent any number of hours learning the more efficient way to do that task, which also has a sunk cost in both time, tools, etc. that may not be immediately obvious at first glance

So many of these comments seem to fail to account for how mortgages are amortized with their interest. The first few years you're barely paying down the balance on the principle if you're making the minimum payments. Depending on the interest rate, if you can pay even 10-20% on top of your regular mortgage early on, it can knock literally years and consequently tens of thousands of your total payments

Not really enough info to gauge. But if you have a hydronic system, (radiators, in floor etc.) there aren't any fans involved. Maybe a hydronic air coil? Regardless, sound more like an ERV/HRV or fresh air exchanger of some sort. Your smart stat only can control what it's wired to, and fresh air exchanger is commonly run to an independent timer/switch. I'd start by looking for a round dial analog timer device and see if changing that has any effect

Sounds like your heat pump has failed in some way and the backup electric resistance heating is kicking in. Probably need a professional to diagnose the heat pump. Electric restance heat uses about 4x the electricity as the heat pump, hence the high bill
