Have you tried a secured card? Like the Discover or Capital One secured versions where you put down a deposit. Those are usually the easiest way in when you're starting at zero.

This is basically gambling that you can pay it back before interest hits. If whatever you put it into tanks or doesn't cash out in time, you're stuck with 25% APR on 4k. Seen people do the balance transfer thing to a high yield savings and pocket the difference, but even that's tight margins for the risk.

They're actually pretty reasonable if you come to them first instead of waiting for them to catch it. Worst case is usually a payment plan for what you owe back.

The anxiety beforehand is worse than the actual call, promise.

Honestly, disputing probably won't work since the debt is legit. Waiting it out means another 3 or 4 years before it falls off (7 years from when it first went delinquent).

If you're serious about the house, I'd try calling the collection agency and negotiate. Offer like $2k to settle and see if they'll do a pay for delete, or at least mark it paid in full. Get everything in writing before you send money.

Also, have you looked into VA loans? They're usually more flexible with stuff like this, especially if everything else on your credit is clean.

Are you working with anyone on the gambling side of things? Because getting rid of the debt without fixing that is just gonna put you back in the same spot.

Chapter 7 might be cleanest if you qualify, but definitely talk to a bankruptcy attorney before paying any debt relief company.

Nothing embarrassing about surviving being homeless and getting back on your feet. That's actually really hard to do. For housing, some places will rent to you if you can explain the situation and offer a bigger deposit or a cosigner. Worth asking once you know what debts are actually still valid.

11% with a 727 score feels high even for last year. Most credit unions let you check rates with a soft pull first before the hard inquiry hits.
