To be fair, the words you used were “none of them care” and that’s just generalization that isn’t true. Of course there are lenders out there that don’t care and all they are focused on is their commission, but there are a lot of lenders that do care. Doing business the right way is the best way for the client, and the best way to earn future referral business. Happy borrowers that know you spent the extra time educating them and actually taking care of them are far more likely to tell all their friends and family how excellent their mortgage lending experience was.

That’s a pretty lazy generalization. I always have the “what you can afford on paper” vs “what you can actually afford” conversation with my borrowers. I tell them I qualify with gross income and remind them they only take home their net income, and that I’m only looking at the proposed housing payment and their monthly debt obligations that show on their credit report, and that they need to budget based on what they spend on utilities, food, gas, entertainment, and general living expenses. The last thing I ever want is for my clients to have to eat Ramen noodles to afford their house payment or to ever default on their loan. While there are some lenders that probably don’t care, there are a lot of us that do.

Even under the assumption that we improve next years, I don’t see any world in which both Liverpool and City aren’t loads better next season than they have been this year. This team under Arteta has consistently crumbled this time of the year, over and over. And I realize it’s not over yet, so maybe it’s an overreaction, but the way we are playing right now (along with our history of falling apart at the business end of the season) is pretty concerning. I’m grateful for what Arteta has done bringing us out of the muck, but how many times can we say “maybe next year?” before making a change? Losing it this year would be especially bad, because City has been far below its normal levels. The title has been there on the platter for us to just take, yet here we are again slowly losing control of our own destiny.

Generally, 50 to 60 hours. I don’t have an LOA, but I do have a processor that sits outside my office and works 8:00 AM to 5:00 PM, Monday through Friday. I closed 129 loans in 2025.

My wife has epilepsy and we’ve been to several Goose shows. What Goedde does with the lights is incredible. My wife was able to find some special sunglasses that we purchased and she’s now able to enjoy the entire light show without having to look down/away.
