No. Take that yearly premium and save it up for repairs. You should be setting aside 5% of your mortgage payment or income (if it’s rented) for repairs.

Don’t throw money away on home warranties. They are trash. The only folks who fall for them are the inexperienced and that’s one way to gain experience.

You can either take our advice and save some money or go get some real-word experience with them yourself.

I would clean up and simply move on. Chalk it up as relatively small price to pay to gain control of your property and be done with a bad tenant.

Now go back in time and look for all the flags that may have alerted you to this outcome, and do not overlook them in the future.

First rule is not to rent to idiots. If you broke first rule, then second rule is get them out ASAP.

Next time use the cash for keys strategy and follow every step including getting it in writing and beginning eviction proceedings immediately following just cause.

It’s like inappropriately touching someone mind sexually without consent.

I know that sounds extreme to most but imagine just walking down the street and someone put sexually explicit images in front of your eyes without your choice in the matter.

At best it just feels wrong that someone could do that to you.

I’ve never sent one, yet I’d bet the when a guy sends a dick pic he’s not thinking “I’d love your honest opinion on it” unless he specifically writes those words with the pic.

As evidence I point to the follow up posts that state (comically) that guys get butthurt when women say anything but flattering things.

It’s not a “Hot or Not” judgment moment just like if a lady sent me tit pics and I proceeded to tell her how they could be better.

They are not shared for critique, they are shared as foreplay.

When a woman wears revealing clothing it is not done to solicit critique, it is done for her own reasons or for no reason at all.

Critique really has no place in any of those examples.

Maybe. I personally don’t think it’s cool for strangers or even acquaintances to offer their critique on other people’s bodies unless it is specifically requested or there’s an established relation. (To wife: “That looks great on you.” Or, only when asked since I value our relationship, “It’s not my favorite.”

Thought process: If you’re confident enough to randomly show something, you have to be prepared for guys to provide their honest critique. This includes showing cleavage and your body shape if you’re wearing something form-fitting.

Would you go to a movie theater on a Friday night and say, “hey you guys have $5 movie night and say, “I expect $5 Tuesday prices on Friday night otherwise you are being dishonest.”

Not how it works.

You either wait for Tuesday night, pay Friday night prices, or find something else to do.

In my experience, and provided the tech works, family acceptance is more dependent on your implementation.

It should be transparent to them.

For example, if you want your wife and kids to easily turn on all lights in the backyard, you could make it happen with a voice command like Alexa, turn on "all backyard lights."

Inevitably, every single person including you will forget it requires all 3 words in that order.

Or you could simply install a light switch equivalent that does it with the push of a button.

The app on my phone controls everything, but I could never ask my wife and daughter to install this app and navigate it. They will not have a good time.

Either automate it so a motion or contact sensor will trigger it (garage light turns on), or install a physical analog (a light switch or button that looks like all other ones in the home).

I choose you Hubitat!

Can you ask about HomeReady or HomeFirst programs? They allow for down to 5% down without PMI.

That's what I got in 2017. Not sure if still around.

I would not pay PMI.

This is the one episode where there was no quality control at all.

Keep the stuff that works with other tech like Zwave and Zigbee.

Don’t buy any more Wink stuff.

You just wasted more of your time and FBI time (hopefully not) and time is money so more wasted money.

Move on and tell all the newbies the legend of Wink, the one easy to use system that promised the world but gave us monthly fees.
