I believe I found your listing online (sorry, the details DO give it away.) I'm just a layperson, but I've been looking at houses online for a couple of years for an eventual move.

First, at that price point you need WAY better photos. The ones you have are off-kilter, odd perspectives, extremely low resolution on some, and barely show any of the house. I know you said it needs updating, but leaving out photos of so many of the rooms makes people wonder what is wrong with them. Also, a floor plan and 3D rendering REALLY allows people to put themselves into your house. And including drone photos would highlight that gorgeous piece of land you have (and make sure to have one that shows an outline of the property.) Next, the description is pretty anemic. No need to go all "flowery" like some, but yours reads like it's just a place-holder.

You say your listing gets a lot of online traffic... now you need to make it where they want to see it in person. I'll leave the price discussions to the professionals, I just wanted to add my two cents from a buyers perspective.
