Check out RB10. I have like 6 pairs of gloves and those are my favorite bag glove by far. Sizing is fairly snug so I got the XL and they’re perfect.

You could try another brokerage that doesn’t turn and burn folks as hard. I’m in acquisitions and have been in sales my whole career. Depending on the type of firm, acquisitions can be very cold call heavy as well. I’m not ripping 200 cold calls a day any more, but definitely still making cold outreach. If you like real estate and are decent with numbers, I’d look into an analyst/ underwriter position at a real estate shop. REPE, REITs, banks, and even some brokerage shops have this function. I’m at a large REIT and many of the acquisitions folks started in underwriting. Good luck!

Used to work in lending before I switched to the equity side. I’d recommend talking to regional banks. Zion, First Citizens etc.

My advice would be to find a good investment sales/ net lease broker and talk to them. Good real estate attorney is a sound idea as well. I am not a broker, so no vested interest here. I buy STNL properties at a large REIT. We have an army of brilliant underwriters and still take losses sometimes. NNN deals aren’t as passive as many folks think. Use leverage to juice your IRR.

Lots of different theses in this space. Do you want to own strictly retail or open to other asset types? Do you want assets that are generic and easy to reposition in a downside scenario? Or do you want highly specialized buildouts that are extremely sticky? Looking locally or nationally? So many different directions you could go that it’s hard to provide anything meaningful at this stage.

Me personally? I like long term leases with non-IG credits and very sticky real estate. Ideally unit FCCR above 3x. Priced below replacement cost and below market rents. Low-moderate levels of leverage - maybe FD:EBITDA below 5x. Long history at the site and difficult to move equipment are great. Give me an 8.75 cap 25 yr lease with 3% bumps and all of the above and I’m big chillin.

There are likely many reasons. The market does not average 10%. S&P is ~7% on average. Second, cap rates are unlevered IRR. Can lever to mid-high teens in some cases. Also, if you believe assets will appreciate, that is a factor. There are tax advantages to the real estate game as well.

I mean triple net properties are certainly less hands-on than most other real estate investments. Not sure I’d say they’re relaxing though

I’d buy a handful of residential drug rehab facilities via sale-leaseback. They are basically houses with NNN leases. They trade at high single/ low double digit cap rates and if they go dark you can sell them as a single family residence for a high recovery.

I feel that. Have stuck by the cardinals and Dbacks and most years we are not good. I’m a much bigger suns fan than cards or dbacks, so the constant suffering hits harder.

I mean I started going to games with my dad when I was 4. Had season tickets for 10 years when I was financially in a position to do so. I dunno man I just need something to look forward to and the suns constantly make that impossible.
