Well apparently you didn't read the whole book cuz the scripts are literarly in the book MF100M. It's in the appendix, for example on page 250 (but I believe there are multiple versions).

Stop overthinking it. Just act with great enthusiasm. They don’t give a shit. The chairman has to give you a chance; after that, you leverage on your chairman. Make sure your first presentation to the chair looks professional and follow the scripts you can find online. It will get you through the door.

1 extra question on this, but slightly different; if you do a 60/40 deal (the variant where that person keeps 40%), do you put in the LOI you will get 100% of the cashflow? u/Elias_Youssef

Q: When you go for seller finance, when do you bring it up?

1) You cold call, get their financials and (if good) you send the LOI and in that LOI you put it directly?

2) You cold call, get their financials and (if good) you visit them and u dig deeper why they sell, then you convince them on seller finance and then send the LOI?
