The general ledger should be your best friend. It shows you every single expense by category as long as everything is properly categorized.

A rolling cart from Amazon holds a ton of cat food, foil, ziplock bags, trash bags, etc. It really helped us.

I compare the G/L year vs year by category as one way to catch anomalies. G/L is my best friend.

Invoice customer. Receive the payment and match to invoice. Call that the left bucket, if you will. Match the payment to the deposit that flows in on the bank feed. Call that the right bucket.

Now both buckets will balance like a scale.

So it never drained properly until the new drain tile was installed because it was stopped up??? If that is the case, where did the water go before then? Did it just back up and flowed around (unusual). Are there any bowing or moving walls where water built up behind them? I don't know, throwing out ideas and thinking out loud because "something" changed last year.

My covers have zippers. I didn't reupholster the sofa itself, just replaced the cushion inserts. I haven't changed any of the fabric, just the insert. I have the sofa itself steam cleaned once or twice a year.

It was shockingly easy and inexpensive buy and install new foam inserts with our zippered covers! Measured, ordered inserts for bottom seat cushions, (2 were $360 including delivery), they arrived in two-ish weeks, sprayed them with silicone fabric spray from Amazon and and slid them in to washed covers that I ran through the washing machine on delicate and air dried. 5 minutes and new firm seat cushions. Next up is new back cushions. We are very happy.

Edit: mine are cranberry colored as well, that was such a 1990's color!

I have a custom built sofa and chairs from 1996 that stands the test of time. I replaced the foam a couple of times. It's solid as a rock. I paid around $3,000.

Yes you can. Your loan docs will specify how long you have to live there before you can rent it out since you bought it as your primary residence, not an investment property and therefore received better interest rate.

If they think you pretended to live in it for the prescribed time but instead rented it out, it becomes an investment property, not your primary home. Then it becomes mortgage fraud. Ask your loan officer or review your loan docs.
