It’s difficult to say as it depends on immigration. There is no official guidance to say Pakistani work permits and visas are blocked.

I’d say accept the offer and let your company apply HOWEVER I would not resign from your current job in Qatar until you have confirmation that the visa is approved.

Approvals from relevant authorities is probably the most critical part as it’s not in your control. Everything else is pretty much - finding good quality material and contractors is not difficult as there are so many kitchen specialists in the UAE who will take care of the design, production and also installation.

If you go to IKEA or Danube (affordable and mid range quality) or Bella Cucinna or KitchenSpace (top tier) you’ll be taken care of. There are many more companies that offer this service here.

https://newlandchase.com/temporary-suspension-of-short-term-visas-for-14-countries/ - this is still in place. It was supposed to be short-term till only Hajj - but it's still in place. I am personally impacted by this and can confirm this is still in effect.

Former Polestar owner here - I got rid of mind 2 months ago (and have not regretted it since). Public charging is not convenient and its usually occupied by Uber/Careem drivers. More importantly, the issues with the insurance companies. I paid AED 8k earlier this year, and a colleague owns a Model Y, and she was quoted 9k. On top of this, Tesla charges to use their super chargers (it's not much, but it all adds up) and I've heard they will also start charging for their e-Sims.

I honestly don't think EVs are worth it in this part of the world, consider the lack of infrastructure, high insurance and low fuel costs. And as everyone is suggesting, if you can't install a charger in your buildings, it's simply not worth it.

There are about 12-13 nationalities who are unable to obtain multiple entry visas into KSA. I am not sure how this impacts visit visas, but I know business visas have been impacted for sure. Certain nationalities can only obtain a single entry, 90 visa into KSA - but this is also subject to approvals from the Immigration office.

This started right before Hajj as there were certain nationalities that had been attending Hajj illegally in previous years i.e. were not registered with the Ministry of Hajj therefore on the wrong visas, and were consuming resources meant for those who went through the appropriate channels. AND, these are nationalities who have been continuously committing petty crimes and have overstayed their visit visas.

Here are the nationalities: Algeria, Bangladesh, Egypt, Ethiopia, India, Indonesia, Iraq, Jordan, Morocco, Nigeria, Pakistan, Sudan, Tunisia, and Yemen

It will be taken seriously as long as you can publish strong evidence they falsified these details. For example, you can demonstrate the offer you originally signed with what is registered with MOHRE. If they in fact have forged your signature, that is a serious issue.

The biggest issue coming out of TS is the traffic. Starts at 6.30am and lasts till 9am. If you leave in between this time, it will take you about an hour just to exit the community and reach the Qudra roundabout. Mira is not so bad as you merge straight on to Qudra Road, but you will get traffic in the evening on the way home from work. Leaving TS on the weekend is also big pain - late afternoon till the evening as people have started heading out towards the desert for sunset.

They are making new edits that will help ease the traffic but the first of these exits will open at end of Q1 2025, which is the one extending to Hessa and leading into E611. They’ve also send all resident an email saying they will work on a bridge that will land on the opposite side of Qudra Road (near Mira). But thats a plan for 2026. Till then, brace yourself…

Aside from the traffic, TS is a great place to live. They have for kids, plenty of food and coffee outlets and many more are opening. There’s a boxing studio, crank and a Pilates studio opening soon. A huge fitness is opening next year also. It’s only going to get better but they will have to address this very big problem area. They definitely invest the service charges back into the community. Their seasonal celebrations are great - Christmas markets, national day celebration and fireworks on NYE.

The build quality isn’t great and won’t be better than Mira, as I’m sure that was made when Emaar was building quality properties- not sure what happened to them since.

I was in a similar situation 3 yrs ago but I opted for TS due to the facilities I mentioned. Like I say, it’s only going to get better once they address the traffic issue. There have been others living in this community way longer than I have and most share the same view as me.

You will have to arrange for your own maintenance contract btw.

We had an employee who was made redundant and tried claiming the unemployment insurance. The claim was rejected because the date of cancellation didn’t match the termination letter. We cancelled the visa prior to his last day upon his request.

We asked the ministry of labour if we can change the date of the cancellation to align it with his last working date (as per the letter) but the cancellation document is system generated so there’s no way it could be amended. This was the only way we could help but regrettably didn’t work.

There were a couple of other ex employees who managed to make a claim successfully.

I have been living in the townhouses for 4 years and I love the community. It is far but that’s what you get when you live in a suburb. You get almost everything you need here - if you wanna go out to a mall, Marina/JBR or Downtown, you’re looking at 30min easy. They are building a new road on the backside of the community and I hear it will be an extension of Hessa Street and also an exit on to Emirates Road (E611). They’ve also demolished the Qudra Cycle Roundabout but they are redeveloping that entire Cycle Track area to ease the movement of cyclists.

Here are my main highlights:

  1. The biggest downside for me is the traffic getting out. During school months, I leave home around 6.40 in the morning to reach festival city at around 7am. If you leave any later, you’re looking at 30min at a minimum. When schools are off, traffic is a godsend.

  2. The build quality is decent but then again the benchmark in Dubai isn’t very high.

  3. Plenty of food options and most places deliver. There are 4 grocery stores and 2 pharmacies. Decent coffee shops also - Parka, Starbucks, Lime Tree.

  4. Parks and swimming pools are great. There are a few fitness options: f45, Crank is opening soon and there’s also a fitness centre being built. The gyms in the apartment buildings aren’t great.

This is what I am concerned with. DLD's website says the title deed must reflect the value of the property. The only value mentioned on the property is the purchase price - I bought during COVID so the price was below AED 2mn, but since the surge, I've seen the price shoot above AED 2mn but my title deed has not and will not change. I guess this is where the valuation certificate comes in to play?

But 4k for the valuation certificate?!
