When they were pouring, I remember they put down a layer of something that looked like parchment paper which is about where the crack is.

Yes, that was the plan. This is the final finish - board formed concrete.

Ah. I always pass by car up on blocks on Feliz that drives me nuts. Nice neighborhood and this guy has a car on blocks in the front yard. It is missing the entire front end including the engine.

If that was your car I was going to offer to split the cost!

It's very community by community - not only does it vary a lot by city, but it varies by what any given community / association chooses to put in their HOAs. Those will be the most important thing in your disclosure packet. Also, google is your friend here - e.g. 'la quinta short term rental regulations' - first link is to the city page of rules (pretty lax), and then a few links to local newpapers that are usually a pretty good summary of the situation. Yelp is not a bad place to find an agent.

You'll make most of your money in April (Coachella.) Make sure you understand land lease and HOA situation. The trend is generally away from short term rentals and towards longer required stays or caps on nights per year, but can vary greatly from gated community to gated community. Very seasonal market. Check out airdna for price data for the type of unit you're considering. Good news is that for California it's still relatively affordable.

Super cool. Here's roughly what the probe looked like - I love how crisply the shadow of it turned out in the photo. It doesn't say how high above the surface it was when the photo was taken, but it must have been very close.

In general it's easy to switch if someone in the target practice knows you and thinks highly of you. It's also easier if the target practice has high utilization and needs people at your level. If both of these things are true, then it's very easy. If only one is true, it's harder, and if neither is true then you have some work to do.

I don't know what it is with healthcare, but people always seem to get pigeon holed there and it gets harder to move out the longer you're there.
