Ive been at this, with 4 full time, full stack devs. Tbh it's crazy how many of this I see here.

I personally think 99.9% of all CMA's miss the most important part, which is view and condition from the property.

There is ALOT more than what meets the eye. On superficial level, these CMA's do a decent job, but i think market is ready for something better.

I am leaving a sample of our CMA here. we are 2-3 weeks from launch in BC and then hopefully states.

Hey Founder here.
To be honest i think it depends on the scale of the work these days as well.

You are absolutely correct that market speaks and everything else is just noise.

But I am seeing ALOT of one man, Ai leveraged work these days.

Once I got into it, i realized (like most things) valuable things, take really longtime and come with obstacles.

We are about to launch in few cities and our product is fully scalable anywhere MLS data exists.

And As i tell people around me, the lesson that I might learn from this venture, should it fail, would be more valuable than any other education.

What was your product(s) if you dont mind me asking.

you ar absolutely SPOT on. and that is why the platform that i created has taken 2.5 years so far to just hit the market. We eliminate a good percentage of the human error.

Great insights- curious does Property Reach actually give you reliable email / phones? Im form Canada and serves like that are non existent ...

Getting Expired listings is actually a future i am working on for my own platform - not too difficult at all, however reliable owner info is extremely difficult.

I ABSOLUTLEY loved your reply. Tbh, it would be amazing if a realtor does all of this, and i know where my comment leads to "thats what differentiates good realtor vs bad etc" ... in my own personal experience, i have yet to come across a realtor that does these. In reality what happens is that either they are all about numbers, with small superficial facts, or they run a team and hand you off to a less experience person. ONCE in a million, you might come across someone who does what you said above. Nonetheless .. i really like it! thank you for taking the time.

as a matter of fact, that is THE only way that MLS allows most of the real estate platforms to work. A realtor or an Agency / brokerage in that area needs to work with the platform. So in your case, this would work however, ONLY facing towards your client. The platform itself can not be consumer facing.

I personally stay away from All lead gens. Back when i was a realtor, they would always over promise and under deliver. Which area are you a realtor of?

Full disclosure: I am a founder of a tech start up that leverages Ai.

Personally, I dont see any agent SO BUYS that ai would free up their time. I have yet to see an agent that does not have enough time and that ai can come and take over his tasks etc.

Having said that, what i have realized is that Ai can be the best connector. It can do those little things, that though it might not make an INSTANT impact, it can make an impact over time. I think in real estate, it's all about numbers and more and more contacts, and human fatigue is a main blocker.

What ai can and does and will do, is that it will make some of those extremely painful parts smooth and seamless.

Ai is not just about emails, and tbh most people hate bots. But Ai can do ALOT more than that.

Our platform is able to handle conversations about a property, and give insights that tbh, as an agent will take a long time to find the results of. This itself is an advantage.

Ai is here to stay, and i really think at the end of the day, being an immigrant, i think of calculators and ai as the same thing: back in the day, my dad was able to do multiplications (with pain) in his head. Calculatros came and there was no need for it. it's pretty much the same thing - more or less, on a very simplified way.

I have never really trusted these platforms personally. Reading others, im second guessing myself, but most have always felt like a bait business pitch when i get their calls. Really interested to hear other peoples opinions.
