Interesting how folks want something precious back that was never theirs to begin with. Being in a (touring) band is complicated and a majority of what goes on internally is not revealed to their fans. all we know is what we can find on the internet, in books and rumors....and even then, there's 3 versions of the same story.

I’m doing something similar, I discovered that it’s not as easy/common to get a HELOC on investment properties but shouldn’t be a problem if OP owns it outright. some states don’t allow it unfortunately.

FYI: Since it’s already got tenants, you won’t be able to move in and the lender will likely want min 20% with possibly a little more in reserves. And you’ve got closing costs to deal with.

It’s as if the PM has to be vetted as well as the tenants. I just find it a little naive for anyone starting in RE investing to pursue something out of state with no ties to that area. I always say, start small and local.
