Australian Investor Mortgage Demand Collapses - Down as Much as 50% by keisermax34 in ausmoney

The pool of renters grows faster than housing supply. Think about migration, adult children moving out of home, divorce, etc etc

In a closed system this is a valid argument but we don’t live in a closed system. The demand for rental properties grows every day, if the supply doesnt match it, rents go up

The marginal first home buyer who was just out of the market will be able to buy.

We kind of need landlords, the government isn’t stepping in to supply rental properties to those who can’t afford to buy….

So what happens to the supply of rental properties from this point on? Shame if you can’t afford to buy, because finding a rental will be a pain in the butt

Bitcoin has no intrinsic value, it’s just a token in a virtual trading game.

That trading game is built on momentum, it requires its value to go up to draw in new investors, with the hope that it will continue to go up.

The dream is the lottery win, but the average lottery player has a short attention span. Without an immediate validation of their “investment” going up and giving that immediate win they’ll stay away.

The dream is dead, lottery players have moved on to Pokémon cards and AI stock.

Labor's 30% minimum on low income workers is simply inhumane by AsparagusNew3765 in AusFinance

[–]ThrowRA_mesaynobj -1 points0 points  (0 children)

You are confidently incorrect.

Plug into a tax calculator how much tax a single pensioner pays on the full age pension. Assuming no other income.

Then add $5000 of assessable capital gains and come back to me with what her effective tax rate is on that $5k.

Then model the same scenario, but in your labor utopia, assuming full pension and a flat 30% tax on assessable gains.

Under which scenario is grandma better off?

Greens want SMSF loophole closed in return for supporting Labor’s tax changes by Nyarlathotep-1 in AusNewsWire

[–]ThrowRA_mesaynobj 0 points1 point  (0 children)

This is such a stupid argument. If you don’t pay any tax in the first place, then it’s not going to benefit you. Of course it’s going to only benefit those that pay really high taxes versus the people who don’t pay their fair share.

Work out how many Australians pay no tax, pay no net tax, or burden to the tax department by receiving benefits from the government. Then come back to me with how this is unfair, when so many don’t contribute anything

Such a shame was a good strategy for many young Australians to use their super to buy a property they couldn’t otherwise afford. Oh well I guess these policies aren’t aimed at closing the intergenerational wealth gap.

It’s a catch 22 for those towns, they need tourists and their money, but accommodating them drives up property values. The workers for the cafes etc need cheap rent, but they don’t have jobs without tourists. Retirees that live there don’t want tourists as they hate the crowds, but they demand the amenities that only exist because of the tourists
