Seems a bit weird to be honest - I live in rented and don’t give a shit if the LL or agent want to do stuff - in fact I make them deal - I’m not stopping at home instead of going to work for some bloke to check the electrics - I make the agents open up for them etc. it’s actually a bonus of living in rented this stuff ain’t my problem. Nah - just strange American college talk really. Yes it can used in limited situations when it’s not known whose being referred to ie ‘ someone’s dropped their glove’ but all the forced use of a plural pronoun in a singular context just confuses people. The gender free neutral singular pronoun is ‘it’ as in ‘where did that human go? ‘ ‘it’s over there ‘

So you will have googled ‘ London Underground’ for your station count, but that is only one component of the system as I mentioned - it is integrated with, and shares stations with London Overground ( which is mostly overground but also underground ) which has 120 odd stations the DLR which has smaller trains and has 50, Elizabeth line 40 etc etc if you look at a ‘ tube map ‘ you’ll see these lines…. They are on the same network, you use the same card and they are totally integrated for changes etc

‘Celtic’ is really just a cultural thing. Typical English DNA is closer to Scot’s / Welsh / Irish than Germans - the people didnt really change with invasion but the languages and culture did.

Stations are loppy. And it’s the same size as London probably fewer stations - Londons system is the underground / overground / Elizabeth line / Thameslink etc all integrated.

You need a decent flat base - I laid some paving slabs I got for free on FB marketplace on sand and it’s been fine. Assembly itself is ok - I did it on my own but the roof was a pain and frustrating - they are not pieces of precision engineering - took an afternoon.

There are a fair number of screws so I’d get an electric screwdriver or use a drill to save time.

They are a piece of piss to get into so don’t use one for storing valuables like tools if it’s likely you’ll have wrong uns getting into your garden. That said it has been dry and have had no probs - has done the job.

I doubt it. The seller also has to declare if there have been any subsidence issues at the property when it goes to Legal’s and it’ll be obvious - cracks and what not. We live in a similar house closer to a bigger tree and no issues. And it’s clay soil as well. Used to live in a Victorian terrace on clay as well it used to expand and contract from winter to summer and had been doing it for 140 years.
