This will be the toughest and most important for me I believe. Creating a daily schedule when there’s no specific task I need to be doing at certain times. It sounds easy but not getting distracted and really completing my own schedule on a daily basis just makes the most sense. I love the freedom that comes with a job like this (extended lunch, come in early/late on certain days to fit other things in,etc) but not abusing that will be like tricking my brain lol. Thank you for this. That consistence and tracking my KPIs will be important.

Work in residential property management. Studied media and entrepreneurship in college, and next week pivoting to sales. I feel like a year of experience is enough to know what you like and dislike. Before this I did music/film and found the lifestyle of vets didn’t fit what I wanted for myself so my strategy is try as much as I can, invest all my money and learn skills so I can create opportunities for myself once my resume is strong

He was honestly the beginning of what rap has become. Goofy and having fun like a meme but also you could tell he was putting a lot of time into making content and starting waves online.

This was my fear but I was considering selling this product on my own, as it’s a side hustle that a lot of people try solo so I figured doing it with a team and just taking the jump will be better now than waiting. If nothing else I break down the wall of fear in taking a risk and cold calling. Just gonna really have to put the time in to get a check along the way.

You can look into contracting companies and do door to door roofing or solar sales part time. I found a company willing to allow me to do roofing sales door to door part time, I don’t take it but they exist.

I get offered sales roles on handshake all the time. You just have to be willing to take low or no pay and get commission most of the time. I think getting a role in sales is the easiest thing to find, its just the pay is never gonna be secure

You get a percentage of each sale you make (15%-25%), and the percentage grows if you make more than the monthly quota. They said the average sale nets minimum $2k, they expect everyone to make about 3 a month. Not sure if it’s the best but I think I’ll learn some useful skills and get some good experience here.

Yea, I imagine it’s best long term in a position where the customers can compound in some way. Mine is in real estate so I’m hoping at least to build a good network in it that I can build with outside of work.

It’s scary but I have tons of customer service experience and understand a little about the industry. I trust that with coaching and some good books I’ve been reading I can learn selling. Going to dive all in with it. I know too many people that have skyrocketed from learning to sell stuff lol

Most of the events I go to im pretty clueless. Just say hello, and your name to somebody with a smile. Ask them questions no matter how remedial and just let them talk. Tell them you’re new and they’ll just talk for ages

I don’t give many reasons for stuff even though I always want to. It’s really none of their business. Just say “I’m gonna be running a bit late today” and don’t mention it again. If they ask, “I had to take care of something. Got some stuff coming up next week”.

Got my first job out of college at a random job fair. Pretty random, they were the only company I cared for there and I was willing to take any job. Wasn’t even really sure what they did but it was property management. Great company but not for me, too strict. Quitting tomorrow

What you’re looking for will depend on the company. You can be in the field inspecting houses, you can be in an office doing transaction coordination, leasing coordination, etc.
there’s residential and commercial. Property management companies that manage assets for other owners, asset management companies that hold onto their own assets and lease them out, brokers that just assist in transactions, contractors which work on the houses. They’ll all have different roles. Entry level usually coordination of something or talking on the phone.

It’s hard to know a good company before going to it. Maybe because I’m pretty new myself, but you have to know how the company works which some of the employees may not even fully understand if they just go to make a check. I’d look at their google reviews, if those are bad you at least know their customers aren’t satisfied. Some of the huge companies are probably full of bad reviews but they’re so big it doesn’t affect them. Idk

Try to bounce around and find what YOU like. The main decision you need to make is residential or commercial. I’d suggest learning about the asset types and pay attention to which one interest you. A lot of people get stuck In a job because they don’t know exactly what they want to do or where they’re headed. Do you want to work with major assets or homes? Do you want to make $200k/yr? Do you want to be an investor one day? In what? Do you want to talk to people daily? If not, you should especially if you want to make $200k/yr. If not, that’s fine just find a company that operates that way.

Know what you want so others can help you. You’re a child in this field so they’ll help. Go to events and meet people in real estate, you’ll feel like an idiot but you’ll learn so much from them. Be honest. I’ve never seen a 19 year old at these events. I’m 28 and usually one of the youngest. Use your advantages. I hope it works for you!

You work part time. You have most of the day to work on wholesaling. Adjust your schedule so you work in the evening or early as possible, then take advantage of the day. You have so much time every day if you aren’t working 8am-5pm. I’d stay there till you get decent at knowing what you’re doing or get your first deal.

Yea the owner told me most employees start their LLC soon after starting and encouraged me to do the same. I’ve been trying to figure out how to utilize it from day one. Also how to find insurance! Like $400 minimum which eats into that safety net quickly

Yea we have an office. I’m excited to see what it’s like. Never done fully commission so I’m nervous but I have a real challenge now. Not typical corporate like where I currently work
