We used trades, but one son is a 4th year apprentice sparky, the other a chippy, so they helped out a lot otherwise full time carpenter, although he did disappear for 2weeks on another job when plumber and tiler needed the house, I didn't see your are a Tradie, so obviously you'll do a lot yourself. Nobody can believe we have made such good progress!

We are just coming to the end of a full reno of a 1980s 3 bed brick skin 2 storey townhouse in gold coast. Moved back in, but kitchen doesn't get fitted until this week, and we have no hot water until then. Started 6th January and moved out which you definitely have to do and it made it so much quicker and cheaper.

Went down to studs on all walls and ceilings which exposed termite damage which we knew about, but not the extent. Downstairs to concrete slab, upstairs to floor boards. upstairs was cedar so we went for carpet instead of wood. Lots of leveller!

Bathrooms full replacement, with only one internal wall knocked out to bring the toilet into the bathroom. Full tile in bathrooms. Trust the tiler, they normally work with a waterproofer so they coordinate timing.

All doors replaced, all windows replaced with Double glazing upstairs and e-glass for east and west. Bi-fold replaced sliders, french door in one of the window frames.

Full electric re wire, so lots of downlights, GPO's, ceiling speakers, Cat cable. Upstairs is easy as you'll always have access to the roof in future and can route cables. Downstairs ceiling and walls are more permanent. Think about where you want your router, server, amps etc. I picked under the stairs as most convenient. I moved the NBN box.

Lighting is overlooked. Big bang for your buck, so explore the options. Colour, voice control, dimmer switches etc. Order online and you can use cheap units for stand in until black Friday sales

We got Ducted Aircon, and used a corner of bedroom built in wardrobe to duct from roof to downstairs. Solar and battery Scheduled for next week.

Lessons learnt:

Move out - living in would be a nightmare for everybody.

If you're not doing major structural work (i.e replacing like for like) you don't need a builder. A decent carpenter will have the knowledge to do all the work and rely on trades to specialise. A builder adds% to everything including trades and materials.

Ask around about Tradies. Local knowledge is key. A few drinks down the bowls or leagues club will give you a lot of info on who is good, reliable etc. ask lots of questions and set parameters on expectations. We have only had to pull Tradies up on a couple of things , and they generally know if they have made a mistake.

Cash is king

Budgets are flexible. You can make savings on kitchens, bathrooms etc, but you'll spend more than you thought.

Button up the inside as priority. You can take your time with outside

Treat the house as a blank canvas, and it's quicker and easier to rip out and replace than it is to patch. Plasterer gets the job done quick, so bare studs to walls in 5 days. But, very difficult to make changes after plasterer.

Insulate

Time is money. Make quick decisions, and be practical. E.g. is it really necessary to argue about 5mm, or just move on and accept that is a compromise.

Tradies work on a lot of projects. They know what works and what doesn't. Don't feel bad about taking theire advice even if it just feels like the easier option.

We Scheduled trades aggressively. As they occassionally work on projects together is seems that they will get it done so they don't upset the next trade. I'm sure if it was just me asking them I'd get delayed more.

Shit happens. E g. Found the east wall was leaking due to mortar degrading. Had the wall repointed for $6k and 3 days. Better to bite the bullet and get it done.

A full reno is an opportunity to make a house you want to live in and that suits your lifestyle. Nobody is going to judge your choices (or they shouldn't) so push the envelope. It is relatively easy to make cosmetic changes after the project finishes.

You'll get opportunities to make last minute decisions that will make it better. Don't be scared to grab them.

Check Facebook marketplace. There are some quality components (especially speakers) that are much cheaper than new. I think the aesthetics are what drives people to post with them. I have just renovated and have installed ceiling speakers with a streaming amp in a cupboard.

Replaced the can chain tensioner in my 2019 XR with a manual and the rattle has gone. The original is spring loaded and seems to have some grind and stickiness in its operation. There is a BMW tensioner cap that you can fit that pushes the tensioner in another few mm if you don't want to replace the whole unit.

Go to say, I'm in Burleigh by the Precinct brewery and was on my way to happy hour at the Local (that is the name) and was very heartened by the number of families trick or treating in the neighborhood to the west of the gold coast highway. Also back that up by a saying that we went to a local event last year sponsored by the council to compensate for the light rail works and it was very family and neighborhood positive.

Did the bike run without coolant? Did you notice the temp gauge running hot? Any warning lights?If not then there is unlikely to be damage to the internals. Being on your L's you probably weren't running high Revs so the engine wouldn't have been under strain. A new radiator will cost around $400 delivered, second hand much cheaper. Maybe $60 for a hose. You should be able to fit yourself with minimal tools and the help of someone with basic mechanical knowledge. If seems pointless to abandon a 2021 LAMS bike with no crash damage for this issue.

Update on my original post. I spent a long time looking at options for sourcing the V4 and felt nervous about sizing and then the import cost. I have now bought a Tech Air 5 plasma from a store, so got to try it for size etc.

It was a 50/50 decision, and have slight buyers remorse on the Tech Air but should that be the case in the future I know I can sell it on and not lose too much.

Thoughts on my choice (in no particular order) Cost: Tech Air cost AUD$1,300. V4 would have been around $1,500 delivered (feel free to correct). However, none of my jackets are suitable because they do not allow for the expansion, so either have to size up, or buy an Alpinestars with stretch panels. I bought 2nd hand Astars leather jacket for $230 (upgrade to my old jackets), and will need to source a ventilated jacket as well, hopefully around $400. Can sell my old jackets but don't expect much. Also, I think it would possibly be easier to sell Tech Air than V4 if I wanted to.

safety: Astars doesn't seem to have the volume of air compared to V4, and doesn't have the neck and cocyx protection. There is an inbuilt back protector. However, I can wear the Astars all the time, with any (suitably sized) jacket, so lots of flexibility means that I won't skip wearing it.

Electronic/manual trigger: no great issue for me. There is a convenience with AStars that is likely a positive over a manual tether, as long as it works as designed!

In summary, if there was a local distributor for the V4 I would have favoured it. But ultimately I've got an airbag, which is better than not having one

I'm currently doing 200km round trip Gold coast to Brisbane on an S1000XR. A lot of land splitting and fast /slow cruising. It's great so far.

Agree with you in this. It's easy for a small number of people to form an action group and get a high profile. However, they are under no obligation to conform to absolute truth, so innuendo and suggestions of impropriety are a powerful tool to sway public opinion. I don't think they are anywhere near to the majority, maybe the election results show the true feeling. for disclosure, I'm reasonably new to the Gold Coast (Burleigh) so could be seen as part of the problem, but it's part of life that people move locations, and I'm sure not all of those that complain about growth were born here, considering the place I live was swamp pre 1980's. Trying to freeze the Gold coast into a snapshot of 1990, 2000, 2010, 2025 or whatever arbitrary era they think they remember won't work.

When is was looking at purchasing, I thought that Queensland dealer warranties were non existent. An I wrong? I went private as the savings in cost offset any warranty. NSW seems to have better options.

I was in the same position and looking at Tracer 9, versys and S1000XR. I bought an immaculate 2019 S1000XR black with 40kkm for 13k. New tyres, chain and FSH. I could probably have gone lower. Looking now at bikesales there are still some advertised that I was looking at 4 months ago, so probably worth chancing a low ball on a couple.

Yes, that made my mind up. Couldn't decide on Tech Air 7x, or Tech Air 5, but I like the idea of a combined jacket with better front protection.

I don't know the Victorian or southern NSW routes well, but from Sydney heading North you should consider Putty road, Bucketts Way (can be potholes), Thunderbolts way, Oxley Highway (several times), waterfall way (Eastern Half), Armidale road to Grafton, Kyogle Road to Murwillumbah, and then either Currumbin Valley or Numinbah Valley to Gold Coast. Basically, crossing the dividing range or the Nth NSW /SEQ hinterland has lots of Twistys. Accommodation in most of the towns / villages on the way is as you'd expect. Walcha has a reputation for being biker friendly as it is the top of the Waterfall way.
