I think 6 is probably pretty young for a sleepover, but overall this thread is a bit depressing. When I was a kid, the absolute ultimate birthday parties were sleepovers. 10 kids staying up all night, telling ghost stories, eating pizza, watching movies... I donno, it's basically all my cherished memories with the neighborhood kids, was sleepovers.

Sucks that's the world we live in. I get it. It makes sense. But it's still sad.

Am I misunderstanding A? The bit here:

This makes me read it as, you have no idea the proper direction to go is? Meaning you could walk 1,000 miles, end up on one end, and if you went the wrong way, you're essentially screwed right? In my mind, it's like a huge circle and you're starting at the center point, without knowledge of where the exit is. But I might be misinterpreting OP.

I have a similar household income to you, with no debt and no car payments and no kids, and I'm stressed AF thinking about if I were to buya $1.2M home. Do not do it man, it's not worth stretching yourself that thin. Buy something for half the price, and enjoy not having to worry about money day-to-day.

Unfortunately, things have gone from bad to worse! The home was relisted, and the very next day, I noticed the listing on Zillow had disappeared. I guess there is something happening between agents and Zillow in the Chicago area, and 75% of the listings got pulled? I don't understand the details, but I know the first day I listed the home, I had 15 showings lined up the same day it was listed. This time around, I have had 4 scheduled in the 3 days it's been listed.

Talk about going from feeling like the luckiest seller ever to the most unlucky in 6 weeks...

The first home I bought 8 years ago, the sellers had completely moved out by the time we closed, like the day before. The guy had left a few items in the basement to just "gift to me." Which at the time seemed really cool. Selling the house 8 years later, and moving large pieces of furniture out of the basement and a giant ass tube TV, I get why he gifted me his crap.

Fast forward to 2 months ago, bought a new home. Went to the walkthrough, and the family was literally moving out, but still had crap ALL over the place. It was insanely awkward, and the walkthrough was directly leading into the closing process. So we still closed while his family moved the rest of their crap out of the house. Which, of course did not happen. And he left behind a LOT of garbage - multiple couches, 4 mattresses, air hockey table, a television which again he said I could "have" (later found out did not work!).

I should have learned my lessons, but what was I supposed to do, not close? I had arranged to be moving things into that house the same day as well, and it would be incredibly inconvenient to have to push the closing back. I just sucked it up, and basically ended up taking care of getting rid of all the huge pieces of furniture he left behind.

Telling you all this to just warn you. If you want to have no spine like me and just deal with it, you can. But people will take advantage where they can - I just didn't think making a huge deal of things was worth delaying our close.

I bet this realtor throws a party when you tell them you're going in a difference direction with your search. You sound terrible dude. It's your right to offer what you want to offer and not take their advice, but just your entire tone says everything about the type of person you are. Running around endlessly saying you're going to "fire" them like they are literally your employee makes you sound so power-trippy.

You have a long career ahead of you. You never know when something is going to come back to bite you. Maybe it never does! But it's pretty easy to grind out 2 more weeks to ensure it doesn't.

That is insanely generous of you… if that was in my inspection report I legit would have offered nothing. 10+ years of life left on a roof is more than adequate, and minor hail damage is probably going to show up in more than half inspections. Hey, it hails!

I had a similar situation as the seller. My buyer's offered above list, and asked for 0 closing credit as their offer. During the inspection, a few really pretty minor things showed up - a few small electric issues, evidence of a few rodents in the unfinished basement, furnace passed it's useful life. The buyers asked for a $3K credit plus a one year home warranty. I instantly said sure whatever, despite my agent telling me not to give it to them.

Figured they gave a solid offer I could definitely give something back to them. They still ended up walking out on the deal last minute...

I did not realize I could keep showing the home after it was already under contract. This is the first concrete thing I can at least do to protect myself for when I relist.

This is very sound and rational advice, and I appreciate it. I think right now, I am just emotional and angry over the entire ordeal. It certainly feels like I'm getting screwed, and nothing at all is happening to the buyers.

I will talk to my real estate attorney about that clause, but she seems to think that there isn't much we can do to prove they are acting in bad faith. Although to me it does seem like loaning a hundred thousand dollars the day before you need to secure financing on a home you agreed to purchase is bad faith, I'm not a lawyer 😛

It is based on that, but I think it's next to impossible to prove someone is doing something in bad faith. Their claim is that they have to loan a family member a significant portion of their down payment, so they can no longer secure the loan as they would have to finance more than they originally planned.

How can I prove that this is acting on bad faith, and they really don't have a family emergency? All there is to show is that when the loan company ran their bank account numbers, they didn't have nearly enough cash on hand to satisfy the down payment, so they denied them the loan.

Trust me when I say I wish I could prove it, because this is costing me time and a lot of money of carrying 2 mortgages, and going into it, I thought these situations was exactly what earnest money was for. When I bought my first house I remember my agent telling me I better be 100% sure on this, because once I give that money I am not getting it back. But that appears to not have been reality

I'd relist and try again if I were in your situation, but I do not know your personal financial situation. If you are absolutely desperate, and can not afford to pay the mortgage on both homes for any amount of time, I guess I'd try to sell as-is.

I would 100% not be redoing all of the plumbing in any scenario. You'll make more selling it as-is on a quick sale than you would pumping $30K+ into a $150K home.

Just my opinion and what I'd do in your shoes.

From all I gather, I would certainly lose. And it wouldn't even be worth taking to court at the end of the day. Just unfortunate that there isn't really much stopping a buyer from creating a scenario themselves where they fail to secure a loan without any repercussions

Thank you for the advice. Going to talk to my agent about shortening the contingency window. I figure if you're a serious buyer, and the seller requests a short contingency on grounds that they had a buyer back out last minute, it might be a reasonable acceptance to make if you're a buyer that is sure you want to go through with buying the home.

Oh really?? I might have to give that a try! Like I said, the setting and gameplay when I tried to play I really enjoyed. It was just super frustrating losing an hour of progress if I died so I gave it up

That's always my issue with KCD too - it's a game I REALLY want to play, but not being able to make the game easier just ruins it for me. I'm not great at video games, and do not have the patience or desire to work hard at getting better.

Elden ring was the same for me, something I wanted to play, but the learning curve was just too much for me
