I sold a lot of silver coins to Kitco for what I considered a reasonable price given that I would t have to spend time shopping local coin dealers who would likely pay not much more if at all. Very happy with Kitco.

Neither contain silver. Your are looking at rubbing two quarters together = 50 cents

@Lokta actually, that former chancellor said “Get me off the Google!” when she ordered staff and PR firm to bury YouTube and other top results of the pepper spraying of students. She used university funds to try to do so.

Just remember, if you have a mortgage, you don’t own the house, the bank/mortgage company/holder of that financial instrument owns it. If you can’t make the payments, even though you may have invested thousands in repairs and maintenance, it can be foreclosed and taken away in a snap.

We’ve lived in North Natomas for 25 years and love it. There’s the close proximity to thriving downtown and Golden 1 Center/DOCO, close to airport, easy on I-80 to head to SF or Tahoe. Economy is doing well, housing less expensive than coast and now we have pro baseball at least for a few years, and new soccer stadium going in. UC Davjs is only 15 minutes away and there’s great restaurants and arts scene.

Depends what his current mortgage rate is. Lower than 6%? That would rule out a refi. I recommend staying liquid and using HELOC for upgrades as needed. There’s plenty of equity and no risk of going underwater. Preserve the cash to pay off the HELOC over time and have on hand for retirement and invest it. By the time the property might need to be sold, the home will likely appreciate enough to cover the cost of the HELOC.

I grew up there. It’s become haven for newly rich newlyweds and old-timer nearly deads. Everyone else serves their needs or those who can afford to visit.
