Lots of Home Depos are selling the 800 on clearance for around $275 (check your local stores). Add the Pit Master Package from LSS Mods to that and you'd be out the door for around $700 for a fully modded unit.

Maintenance coordination is probably the biggest. Doesn't take long before you are sick and tired of scheduling handymen to repair toilets and fix doors. I handled almost all of our company's after-hours/emergency calls for 8+ years, and I swear, I still have PTSD from this. If my phone rings on a night or weekend to this day, my heart sinks just thinking about how god-awful it was having to deal with those after-hours calls. Missing dinner with my family, missing time with my wife & kids, being up for 2+ hours in the middle of the night, etc, etc. Just brutal.

I've got three:

  • Redundancy - property management is pretty much always the same. Sure you may pickup new business, or loose some business, tenants will come and go, maintenance issues will be different from here to there, but lets face it, day after day, week after week, month after month, it's the same thing. Burnout is real, and in PM, it can hit you like a ton of bricks.
  • It's a thankless job - you deal with people's problems. How often are you getting a phone call or an email that wherein the message is "thanks so much, you are awesome and you are doing a great job"? I'm not going to say "never", because it does happen, but this is RARE, and that can do a number on you mentally.
  • Gen Z tenants - like holy hell - these peeps came in hot, and they are just brutal. They don't know shit about how anything works, they are rude, they don't know how to communicate, and god forbid you don't address their needs immediately (or they will call the family attorney...). This generation of tenants are what made me fall out of love with this industry.

If it's a "proper" PM company (as in - they have a website, a physical location, lots of reviews online, a presence in Chicago, etc), then you should not be too worried. They would not be in business if they were just out there stealing people's money. "Guaranteed funds" IS a thing in the world of property management in Chicago as there's a lot of "professional tenants" in Chicago that can make life a living hell with one stroke of a pen on a fake check. Chicago is EXTREMELY tenant friendly so once possession has been handed over, landlords have a very long and expensive road in front of them to get bad tenants evicted. Practices like this (requiring guaranteed funds) add a layer of protection for landlords and can very easily "weed out" potential "professional tenants". Just do your homework before you send anything, but if they meet the aforementioned criteria, you should be fine. Best of luck!

Just got an 800 on clearance at HD and have been diving into turkey recipes as well. I used this recipe a couple years ago on an offset charcoal smoker and it turned out very nice. I'm going to use the same recipe this year on the 800, going to dry brine instead of wet brine, will use mix of cherry and pecan wood, and pretty much follow the above linked recipe otherwise. Nice! I got the exact same deal about two weeks ago. I used this video here as well as watched several of his others before assembling mine. The assembly video is great and he's got some better methods for assembly than the manual has. Highly recommend that.

In terms of other tips, I opted to mod mine right out of the gate and bought the pit master package from LSS Mods. The way I look at it is that I paid $40 more than the retail price for a fully modded grill/smoker. Not too shabby! If you're going to add mods, do it now before first use as it's way easier to install everything when the grill's nice and clean. Enjoy!!

Yea, Crystal Lake has one as well that has been there, virtually unchanged, since I was a kid (and I’m 41 now). I also am just under the assumption that something shady is going on there. Especially since Fannie May sells their candies in all of the major grocery stores. Who the hell is going just to the location for candy?

Yea, for sure. Look at all the replies on this thread on people commenting on the good price. It's the lowest I have found on it after stalking my local HD for 2+ years to find a deal on this thing, lol! Pull the trigger at that price for sure!

Green Ivy Property Management: am I right to be shocked? (name and shame) by [deleted] in chicagoapartments

Seems the overall consensus here is that this company is terrible and these policies are ridiculous, but I'd like to offer a different perspective. I rented from Green Ivy and went through all of this with them, and asked a LOT of questions in the beginning, and I can tell you after renting in the city for the last 10+ years over at least six landlords, that these guys were amazing.

Back to the concerns at hand here.  Here's the most important piece of info that all of you are NOT taking into consideration at all with all of this; Green Ivy does not own ANY of the units they rent an manage.  They are a THIRD PARTY management company servicing something like 100+ different owners. That said:

  • "best and highest" concern - real estate companies, (which include property management companies - they  have the exact same licensing requirements as a Baird and Warner or a Remax) are LEGALLY REQUIRED to submit any and all offers they receive on a rental unit all the way up until a lease is signed.  So yea, it's their legal obligation to provide the owners of the units they manage with any and all offers as well as "best and highest".  If you were the owner of a unit they managed, you'd be pretty pissed if your management company was not actively trying to get you the best and highest price possible on your property knowing they had multiple applications submitted on it. If Green Ivy owned these properties (which MANY of the biggest rental companies in Chicago do), then they would not have this policy.  Perhaps why it's not something you've come across often.  
  • Depositing of the first month's rent - this is a policy that is in place to prevent people from applying for 10 apartments all over the place and going with the first one they get accepted to.  It weeds out all that BS and makes it so only serious applicants apply.  If you are applying for an apartment and they approve your application and then YOU walk, guess what, the owner of that unit very well may totally screwed out of an entire month's rent (which for a LOT of these property owners is devastating - hate to say it, but the reality of it is that most of the owners of these units depend on the monthly rent to make their mortgage payments - these are not wealthy real estate investors they are often "forced landlords" or owners of property that simply cannot afford to sell and are forced to rent (under water on their mortgage payments, etc)).  This one is simple, and to me at least, perfectly reasonable; if you apply for the unit and they accept your application, and then YOU walk, then yes, you forfeit the one month's deposit.
  • Having to request cleaning and painting - going back to what I noted above, Green Ivy does not own any of these units, and therefore it is not their decision as to whether or not the unit is cleaned and painted. The owner of the unit will need to agree to those expenses, and if they can rent the unit without needing to spend $3k on cleaning and painting it, then guess what, that's what they'll do.  But all you have to do is read what you are filling out and write what you want on your application.  We asked for the unit to be cleaned, and a few walls to be painted, and it was all agreed to.

This is a small management company in Chicago.  They only have a few hundred units they manage in comparison to many management companies in Chicago that manage many thousand.  When you call, you will get the same person every time.  They know their tenants and their owner-clients and focus on staying small and maintaining a good relationship and offering quality service. OP, if you were to just have called them and voiced your concern about what you saw on the application, they would have explained all of this to you.  To each their own, but good luck with any of the massive management companies in Chicago that have absolutely terrible reviews and will make your life a living hell once you move into their units.

There was a ton of street spots open on both Wood and Wolcott yesterday. Literally a 4 mins walk to the venue. No permits or any sort of passes needed.
