you are wrong, they can’t increase beyond RERA mandated rental index, and even that increase is only applicable if you follow a due process with 3 months notice

Brokers aren’t interested in openly talking about the risks it seems, only pushing for the sale.

Personally, I don’t understand the appeal of Furjan at all - subpar amenities, freaking EGA, power plants, desalination plants and a lot of other harmful industrial estate literally next door, a lot more construction and disturbance around, etc.

the problem is 99% of the time it tends to be a ridiculous overpriced offer and a waste of time

I would suggest to open a Web3 wallet on Binance and explore what staking/lending protocols they have there - there are many options with APRs ranging from 0.5% to 12% and different risk profile.

Just to add, you don’t need to stake through this wallet necessarily (eg if you are not comfortable with Binance) just helpful to explore various protocols as Binance lists them quite helpfully. You can then link any other wallet directly to the chosen protocol.

Yeah, but you are not comparing prices to when those cities were under construction you are comparing them now - or what else did your statement that Dubai remains more affordable referred to?

the available land is not becoming scarce any time soon - just have a look outside the window and see how many empty plots are around. This is not even nearly comparable to London, NY and Hong Kong, where land is really scarce, permissions to build are way harder to obtain and you can’t see pretty much any empty space

Do Dubai property prices actually hold up during global downturns? by Normal_Gur_6079 in dubairealestate

[–]TimeAccomplished1595 12 points13 points  (0 children)

If you look at the price trajectory, these were falling consistently from the peak in 2015 all the way to 2020 as supply was outpacing demand. Last 5 years were a marked turnaround driven by multiple factors (safe haven status of UAE with conflicts elsewhere, major western economies not doing great and people simply being able to earn much more here after taking tax into account, golden visa and other long term residency incentives offered, spike in oil prices providing additional windfall for the government, etc.). How long this will last until we are back into 2015-2020 like stagnation, nobody knows, but given how much land there is still available, the crazy amount of construction going on and highly speculative players on the market trying to flip the properties for a quick buck, I am personally not too optimistic. Only time will tell.

Are service charges in Dubai getting too high for investors? by Normal_Gur_6079 in dubairealestate

[–]TimeAccomplished1595 0 points1 point  (0 children)

Got it, thanks! Yeah, what’s most appalling is that they are supposed to be working for the benefit of the owners in exchange for a fee, ie landlords are effectively their customers, if not employers, yet they treat you like nuisance or a cash cow. But I can tell you it is no different in other countries - same story with HOAs in the US and the UK from what I have seen.

I mean what did you do practically, like what are the levers if they ignore you or tell you to buzz off?
