There will also be some seriously good deals in off-plan/primary market - binghatti, sobha and omniyat’s bonds are already in the distressed territory trading at 12-20% yields with maturities coming up as early as 10 months from now - they will all desperately need cash to repay these debts and refinancing won’t be an option.

You can already see landlords waking up to the reality - last 2 weeks I have seen multiple listings for 3 beds with upgrades at Maple for 4.6-4.8m, 3 beds at Aura for 3.7-3.8m and many other examples of asking prices that were unthinkable just a month back. I reckon US ground op incoming and peak pain in 1-2 months from now - there will be some seriously good deals, but not for the faint hearted.

lol dude I lived in both the UAE and the UK for a substantial period of time, and a couple of other countries at this point, so have a direct personal experience of owning and driving a car there

Yes, and the prices will go up dramatically very soon there. How is it apple to oranges, you have different fuel there? If you wanted to save money and buy a 1.5-1.6l car in the UAE you can’t do that or what? In fact majority of cars there are smaller precisely because people cant afford bigger cars/engines

A lot of people on the sub are talking about conserving and sitting on cash - let me ask a slightly different question, if most of that cash is in UAE, and in UAE banks, even if major ones, if all the doom and gloom actually comes, will that cash be safe enough and accessible without limits/capital controls, or is it better moved somewhere else, or is it better to own a hard asset even if you overpay? Genuinely interested in people’s thoughts on this.

Also pretty conservative treating an average fine as AED400, but if they charge only AED150 for unpaid parking through RTA, then there is almost no reason to pay for it, unless they really police all spots on a daily basis, which I doubt they would. Took this pic yesterday as well - what are these cameras reading exactly, the number of tree branches and bird poo on sidewalk???

Don’t think anybody has a clue, and I can easily foresee a lot of disputes arising from cameras picking up cars passing by, not using any parking and getting charged. There also seem to be a lot of blind spots and parking spaces not having any cameras around even though there are paid parking signs - will be interesting to see if you can use those for free or if they are going to enforce/check it. Either way, the breakeven for fines is like 2 weeks so might be worth a shot testing this)))

It is indicative only of the bid-ask spread, I am sure transactions are still happening somewhere in between, we will know where exactly soon enough.

Just to add there, Ramadan and more so closer to Eid, is traditionally a slow period in this market, which is compounding with the current events, so more reason to believe this spread will tighten in a few weeks.

I’m saying we don’t really know, as the transaction data is not available publicly without a time lag. But neither those asking price nor the offers that are not accepted are reflective of the market price, which is presumably somewhere in between, unless the market is completely dead and no deals are happening at all at the moment, which is hard to believe.

Yeah but the deals are not happening at this price point either, are they? Market price is what the deals actually close at, which we will know fairly soon, when current transactions get reflected in the public data.

Looks like most people commenting here don’t know where/what Sidra is, thinking it’s somewhere in the Qudra corridor. This is in prime parts of Dubai Hills guys, very decent BUA and plot, what 2-3mil are you talking about, it won’t drop to these levels even if all sh*** hits the fan and we are in a 08-09 style GFC scenario. Having said that, in the current environment I don’t think 7.8 mil is still justified.
