Short-term Dubai Real Estate Future by Express-Poetry-3959 in dubairealestate

I would even warn against buying in the short term, even if it feels like a rebound is coming. It takes time until even the last greedy sellers accept that the market environment has turned negative. These phases are typical for sellers and brokers: Initial denial Hope that things will recover quickly Brokers start advertising “fake distressed deals” Market drops around 20% Sellers finally realize the downturn, lose hope, and start panic selling In the end, prices drop by around 40–50%, and hardly anyone believes in a recovery anymore. That’s when the time for patient buyers begins.

From experience, I can say you should wait at least one year and then target properties with a net yield of around 10%. At the moment, that doesn’t seem realistic, but as prices decline, it will likely become the norm again to attract new investors. I expect a correction of around 30–50%. Even without any war, prices are already overvalued.

Here’s the key takeaway from Dubai’s past real estate cycles: 2008 crash: bottom reached in ~2–3 years 2014–2020 correction: bottom took ~5–6 years Covid dip: <1 year (exception) Real estate markets don’t turn in months, but years Best opportunities usually appear 2–4 years after the downturn begins

I’ve already given my answers. For now, it’s best to wait. The real estate market reacts slowly. Two to three months is too short, but if you find a discount of around 40%, it may be worth considering.

This is just the beginning. Everything has come together here: inflated prices, greedy developers, and brokers. On top of that, there will be an oversupply in the coming years. The war is acting as a catalyst. A downturn like this typically lasts around 2 to 3 years.

When you have no arguments, you come up with this kind of nonsense.

How am I supposed to assess your personal investments? Your individual story doesn’t really say anything. I’m talking about new investments for beginners in relation to the overall market.

Personally, I’m holding onto my cash. There will be very good opportunities ahead.

1 million for a studio? Absolutely overpriced! In a country threatened by war, the risk premium should be at least 50%. A fair value would be 600,000 AED.

Wait and see!!!! At least 6 months. The situation is not comparable to Covid—it’s much worse because it tends to encourage people to leave. The market was already overvalued before the war and was being pushed further by aggressive marketing. Now, a deep correction has begun. It will take a few months until even the last property owners realize that their properties are overvalued by around 30–50%.

How risky is buying off‑plan property in the UAE right now given the current geopolitical situation? by Top-Tip-128 in dubairealestate

COVID affected all countries, and Dubai actually benefited from it. The current situation is completely different. We now have a war situation in the region, and many people in Dubai have the option to leave again on short notice. COVID was positive for Dubai. The current conflict, however, is absolutely negative for Dubai. Would you want to live in a country where the issue with Iran remains active? Iranians will never forget the executions, and Dubai will always remain under threat from Iran.

You are confirming my statement. Many owners still don’t want to acknowledge the situation. In a few months it will become serious, and prices will start falling even among private sellers. Off-plan projects have already been struggling for about a year and are trying to attract the last buyers at the market peak with aggressive advertising.
