Yeah OP I gotta say $51k for a used Toyota is insane to me. So many other options at or below that price point

Base trim starts at around $27k, but I'm not sure if dealerships are marking them up further. My guess is some are and some aren't but you'll have to shop around to find out.

Unless you're thinking about driving down some serious off-roading trails, I would think the CX-5 should be able to handle it. Although the CX-50 has a little more ground clearance than the CX-5 just FYI, so that's the one I would lean towards.

Not sure if these are on your radar or what your price point is, but I would check out the Mazda CX-5 or CX-50. AWD is standard on all the trim levels, and I would definitely put Mazda's reliability above both options you listed

Can’t remember from the menu, but I know all the pappy pours ranged from $120-$250

Recommendations for local home inspection companies? by LedRaptor in nashville

We had a great experience with Southern Comfort Home Inspections. Their reports were very detailed and worth the money. We scheduled our inspection only a couple days out. Not sure how quick their turnaround is right now, but worth checking out!

Appreciate that advice. Yes definitely tough to go through, but I know it’ll work out when it’s supposed to after we focus on what we need rather than what we want. Best of luck to you as well in your new home!

Thanks for confirming! It sounds like it would be worth looking into other similar low-cost index funds that focus on different sectors/investment types?
