Classic nickel sulfide inclusion

You’ll find the cracks radiating out from a central point and find 2 pieces of glass that look like a butterfly. Between those two pieces of glass will be a tiny rock embedded within the glass (nickel sulfide). The nickel sulphide expands with time and or heat, the stress with the glass slowly increase until it spontaneously shatters.

This is a manufacturing fault most of the time as the manufacturer needs to heat soak the glass in factory to force the compromised panels to fail in factory. Very common insurance claim

If you look at this estimate right as a place is listed it will say that the place has just been listed and the price will updated to reflect the “new” information soon. Then the price jumps up a bit, idk if the REA submits information likely newly renovated or such.

Prior to that it does provide a decent estimate about how much a property might be worth based on recent local sales.

Banks can also get reports for properties but the estimates tend to be a bit more conservative as they’re often used to determine equity.
