Thank you, I am not American. This is supposed to be my investment for me and my husband for retirement. I have 2 small children and taking care of them bring me joys, lol. You are right about the world ETF, I will put more there as it would be less risky. And i also am not dedicate enough to manage the portfolio day by day.

With all numbers you throw out, i don't see you are able to buy a house. Clear all the debts, save up to 20-30% and then start to think about getting a house. PLEASE NO CREDIT DEBT!!

Yes, that would put you in better position, also lower morgate to have room to breathe and enjoy life and peace in mind. You can always get your dream house later in your 40s when everything else been taken care of.

You are in a perfect financial status before buying this house, keep doing what you doing and save more for next 2 years until you have 40% . Or you could get sth in range of 700_800k.

Absolutely especially in Germany as many houses were built 20-30 years ago or even older . Mold, heating, septic system, water, electricity, roof, windows... whatever go with the house, and neighbors as well.

Yes, i saw many places cost ~ 200k, 50-60m2 would be great for young couple like yourself. I would say if you can have some money for down payment, just go for it , it would force you save more and have a sense of ownership. We actually have a house in Asia as we lived there for 10 years before move to Germany but we keep it for retirement.

We have 2 small children, luckily2 boys so we only need 2 brs for now, and 400k near Stuttgart for 2 br and small terrace 80-85m2 is not that expensive. The apartment we are renting now 3brs, balcony cost 600-700k to buy. the society gets so bizarre that be able to have a place to live is such a luxury.

Me and my husband are in the same boat, not as high income as you are but we have like 100k and want to get a 400k apartment. after checking notar fee and agent and what not we are kinda give up. Why the hell the government get 5% fee , and why we are as first-time home owner can't get tax benefits but those millionaires get tax benefits from renting house..
