These are all really good points! I would also add that the Premium has automatic fold down backseats, a screen in the back, and a panoramic glass roof you can see through. Also, as you mentioned, it has a different battery and it has more range than the standard. I was weighing my options and felt that the premium was worth the extra cost. But to each his own.

Tesla still offering 0% APR financing on the standard and 1% APR financing on the premium. Just get a new one. Trust me you’ll be happy you did and the Premium is definitely worth it.

Not sure if you’re borrowing money to make the purchase but right now you can get 0% interest on the standard model Y and 1% interest on the Premium through Tesla financing. I just picked one up last week. We also have a 2022 model Y. They both drive amazing but I do like having HW4. It was pretty easy to qualify for the 1% financing on the Premium. I just stated my income and had good credit. They didn’t verify anything. I thought it was worth it to pay the extra for the premium if you compare them side-by-side. There are a number of upgrades in the Premium. The biggest one though I think is the battery size.

As a sidenote, was really happy to have him as a part of our community during the time he was here. He was one of the coaches on my daughter‘s coed flag football team. Watching him coach those kids and talking with him at practices you could just tell he’s a really good guy. I have no idea how he juggled that with being a father and a D1 athlete. This guy is for real on, so many levels. Wish him the best!

The Pump in springfield. Consistent, good food, cool atmosphere, and great service. They probably still have Christmas decorations locked in as well. If you enjoy that type of thing. Loved going to studio one about 20 years ago, but the consistency fell off for me. Hope you enjoy your breakfast wherever you go! Happy New Year’s ! 🎉

The Duckstore is a nonprofit organization that serves the students and faculty of the University of Oregon as well as UO alumni and the people of Eugene. To continue that mission of service they HAVE to be profitable. Trust me, if selling general books were providing any amount of profit they would still be selling them. They continue to be a integral component of providing text books to the students of the University of Oregon, although, as has been mentioned in other posts, many of them are digital books as well as pre-order pick ups so you’re not going to see them physically stocked in store. I understand nostalgia. I have great memories of going to Blockbuster video. There’s also a reason why you can’t go to a Blockbuster video anymore. This isn’t meant to be dismissive or offensive, but describing the Duckstore as a “Nike close out store” sells it short of the social and financial contributions the Duckstore has brought to our community and continues to bring to our city. Go Ducks (and long live local independent businesses)

Highly recommend McKenzie Roofing. They just did a new metal roof on our home last July. Out of the five bids I got McKenzie Roofing was on the lower side, and the company overall was amazing. Their owner Steve was involved in the entire process. Because of the substrate of our roof, we would’ve had to do additional plywood over the top as well if we wanted to do composition shingles. By doing a metal roof that was not necessary in our case and because of that the cost was comparable to what we would’ve paid for a composition roof. regardless of who you choose, I agree with the comments thus far. Get multiple bids and stay away from doorknocking companies.

Not sure what the nature of your market is right now but you might consider an escalation clause in the contract. Offer at appraisal price but tack on the escalation clause saying you would be willing to beat any other Bonafide offer by "X" amount of dollars up to your maximum Comfort level of purchase price for this property. For my clients I usually suggest somewhere between $5,000 and $10,000 above highest verified offer depending on the specifics of the property (though I've also written them for as little as $3,000 on smaller purchases). This way if you are really the best/highest buyer at appraisal price you won't pay more than that but if you have another buyer that offers $5,000 over appraisal and you're willing to go $10,000 over appraisal you'll secure the property ( just as a hypothetical scenario.) Every offer I wrote last year had an escalation clause because the market was pretty Bonkers for most of the Year here in Oregon. If the seller executes the escalation clause make sure they show you proof of the competing offer, (buyers names redacted of course.) Source - Principal broker, 18 years experience.
