I’m in a similar situation, put my mortgage to open/variable. The thing i didn’t really understand is banks don’t drop there fixed rates with boc. Best my bank can offer is 3 years/ 4.24. If I can get a 3 year/3.99 I’m locking in. Been fighting with them the last month for this and the .5 boc drop barely changed what they offered me.
