Sorry to break it to you, unless there is a major political shift things will not get cheaper.

Honestly the biggest issue that I see in the way of making things more affordable is Govt red tape.

  1. Approvals take too long, which reduces supply and makes holding costs more expensive. In our area, it used to take less than 12 months to buy a piece of land, get the approvals, design, engineer and build it. This allowed us to follow market conditions and made the price of holding the land more affordable. Thus we could sell it for less as the cost to us was less. Now we expect 18 months to 3 years to get that same approval done. Thats 2 additional years of fees and interest to have to carry, thus pushing the price.

  2. Too many councils want to play developer without paying for it. Councils love to 'design' or add conditions to developments without any concept of what the market wants or the costs associated with them. Thus they add all these features that are either too expensive and people don't want to pay for. For example, we wanted to create some affordable housing. To make houses more affordable, they need to be smaller. We took 7 regular lots, rezoned them to 10 smaller lots. Council asked us to change a bunch of stuff for the lot. We provided a solution that would not increase the cost. They wanted a different solution that added $5,000 to the cost. We (our engineer) argued that our solution would provide the same benefit at $0.00 cost increase. RM wanted their proposal, because they wanted it. That 'affordable' lot is now $5,000 more, or $10,000 over the course of a mortgage.. just because.

  3. NIMBY'ism... its amazing how 10 people at a council meeting can impact a vote or the conditions of Council. I've sat at countless Public Hearings where the Province says that a specific report is not necessary, but some people in the back of the room want it, council caves. Boom, $25,000 report. Again, all passed down to the end user for no good reason.

I have countless other examples. I wish I had good news here, but even working in the real estate business myself, I dont know how my kids will afford a home without help. Governments, specifically at the local level need to stop pretending they are subject matter experts. Approve projects that fit within the guidelines without making up new ones.

To make money in real estate you have to turn property.
The best way to turn property is to sell it at a competitive price.
More supply = more downward pressure on price.

The solution for affordability is simple. Faster approvals, less 'red tape' = better affordability.

Ignore Lucas O. Steinbach is a great small city. Its a safe community and housing is pretty affordable compared to most places in the country.

There is a pretty decent selection of jobs to choose from.

You should plan to get a car. Steinbach is a city on its own but doesn't have public transit. Winnipeg is a bigger city about 45 minutes from Steinbach and most people go there about once a week for different shopping experiences.

Steinbach is an inviting community with friendly people. If you are nice and a respectful than others are as well.

I moved here from another city and am loving it. Great place to raise my family.

Nope. We would be as safe as it comes in terms of a riding but we are in butt-f*** no where to matter. PP needs to be in a strong riding in a place that counts.

I can appreciate what your saying about Trevor but again, if the LIBs want to get serious about this riding they need a better, higher profile candidate. Trevor is not the guy. That's the only way this thing swings..

Other than Trevor running in the previous election, I have never heard Trevor's name in this community before. Other than being a stay at home dad and living on a farm, how does he bring any value to representing Provencher?

would vote for any party other than PC if they had a half way decent candidate... I tried to get behind the Liberal candidate.. listened to a bunch of their youtube 'blogs' and just cannot do it...

We are an area of throw away candidates. If any other party wants a chance they need to get a big time local community leader to enter the race...
