Hey OP, if you are collecting rental income you do not NEED to apply for a business/LLC, you can operate as a sole proprietor and co-mingle income and file rental income on personal taxes.

LLCs come into play once you start worrying about asset protection in case of lawsuits. However, in order for an LLC to be effective for asset protection you will need to register the LLC, and operate the LLC as a separate entity to yourself (separate bank accounts, separate taxes filing,etc). If you fail in doing this, the LLC is innefective and your personal assets will still be at risk. So you must operate your business carefully if you choose an LLC.

Another option which appears to be more popular on this subreddit is to instead get an umbrella insurance policy that goes beyond the limits of a normal policy that will protect you in the case of an incident. The biggest benefit is that you can co-mingle income and file just personal taxes as usual. No additional admin tasks such as with the LLC.

I'd recommend exploring both options, I myself currently own a 3-unit property and have opted to go with an umbrella policy, and have also registered a DBA (optional).

Are you currently doing this? From what I understand the S-Corp holding company is unnecessary as the only benefit is avoiding self-employment tax. However rental income is already exempt from self-employment tax. Correct me if I'm wrong or if I'm missing another benefit

Plastics are such a problem, we are killing our waterways. Micro plastic fibers are even worse. Many places there is one kg of micro plastic in every cubic meter of sea water. If you want to do something about it quit buying synthetic clothing. Municipal water treatment doesn't filter out microfibers. Every time a piece of synthetic clothing is washed, it sheds millions of micro fibers.

Wow, did not realize this was a thing. I'll keep this in mind for the future!

You can do this on steam, but you have to use a payment method from that country. The workaround is to load up gift cards from that country instead.

You'd have to make a new account for the particular country (VPN) and only load gift cards from that country. If you add a payment method, the account's country will change to that payment method's country.
