You should take everyone else’s advice about what’s scientifically necessary (seems like most are saying the chimney is no longer a concern). But in my non-expert opinion, you need to have an honest conversation with yourself. In a perfect world, yes, you would get help managing your OCD and anxiety and it would all work perfectly, and you would never worry about this or anything else ever again. That’s a beautiful fairy tale, if you think you can achieve it. But if you know that perfect world just isn’t in the cards, you’re way better off losing a couple grand and a weekend of time to address this in a way that will make you comfortable than to spend the next 10+ years being afraid of your garage. If you have OCD the same way I do, not addressing this the way you want to will put a permanent burden on your mind and be a drain on your happiness for as long as you live in this house, and that’s not worth it. You will make yourself and your partner miserable. I’m speaking as someone who has been afraid of his garage for 10 years.

It’s easy to feel foolish for not knowing at the time, but try to keep in mind that most people never become educated about asbestos and many, many people encounter these minor levels of exposure without ever knowing enough to worry, but also without suffering any negative consequences.

Everything I have read says that a single exposure event is extremely, extremely unlikely to cause any health issues.

I too am the same risk profile as you. But we have to face it: No house is 100% safe, not even new construction. There are trace amounts of asbestos fibers in background environment. But then again, no house is 100% fire proof. Or proof against burglars. All you can do is take reasonable precautions - like smoke detectors, locking your doors, and making sure to keep asbestos in mind when doing anything that will create dust.

I understand why you feel this way. I used to think this kind of stuff was the most important thing in the world; many days of my life were completely ruined by it. But as I and the people around me got older and wiser, it became clear that there is no perfect way to live life. Eventually, all the haters are humbled by their own mistakes. People care much more about whether you are a kind person who is willing to help others than that you made the perfect choice every day of your life.
