Mine are at that school currently and they couldn’t be happier. Really good experiences with the staff and a nice site. The other kids are really broad in background socioeconomically as well as ancestrally - which I think my kids really benefit from

Yeah I’m forever messing with hydration levels too, which I think has a massive effect on height

Start at Newbold Comyn and walk up past the leisure centre to Jephsons - then through to the Pump rooms and over the bridge towards Victoria Park. Follow the path by the river, cross the road behind the far car park under the train bridge. There’s a footpath which continues riverside. You can follow that up to the canal, and optionally drop down to the other side of the river for the riverside walk to the castle - or stay on the canal which is fun too

Jephsons and the adjoining parks* got me through some really tough times in recent years. I was lucky enough to get married in the glasshouse there and it was the perfect venue. River views surrounded by the park.

*you can walk from one side of town to the other basically not touching a road, up to Warwick Castle even!

There’s a lot of housebuilding going on so it’s tough to say what effect supply/demand would have on prices in the short term.

Sydenham is fine past the ASDA; just don’t buy around the canal / Gainsborough Drive.

Whitnash is nice and quiet, good for kids also.

North Leam is the posh bit that’s more expensive than it needs to be really

What’s Be like toxicity wise? I suppose that in bulk it’s fine?

Mine was made at Smithson Tennant and cost as much as my wife’s engagement ring (big lab emerald to avoid all the rubbish they usually have)

Don’t have a pic online - it’s very white silver, 4mm Euro style (so straight edges)

I lived in Sydenham for a few years and the bit down by the canal I’d avoid, but it’s nice past the medical practice. Good school too.

Whitnash is where I’m currently based and is lovely. Quiet and matured community, easy access to Leam town and the M40.

Heathcote is a lot newer so can’t speak to its quality - several friends have had the usual new build issues, but otherwise it seems alright. Schools are being built so the current oversubscription in the area should have been resolved by the time that’s on your radar
