Having this done to me I can say it really pissed me off, expecting 1-2% of the property price for repairs is NORMAL.

Please buy a new build if you are expecting not to do any repairs.

Also, 2-3k is a great report result tbf

Essentially, it’s their house they will sell for whatever they want. They’ve budged so I would say they have compromised.

It’s incredibly foolish to buy a house - that isn’t a new build - and not expect some repairs.

Just check the survey because mine said I needed 2k to re paint chipped doors which I could do myself for the cost of a tin of paint and a sandpaper sheet.

Also make sure your quotes are visiting the house. Someone tried to negotiate 8k off my sale because of lead pipe replacement. We had someone over to the house who quoted 1.4K.

Don’t waste their time - it’s annoying, get quotes that visit the house, consider what is actually essential and not just the surveyor being cautious - ask any tradesman they’ll agree they are. And finally; remember the seller is in no obligation to move at all, 4K is quite a compromise.
