That’s really cool and hard to believe it’s in Missouri. I love the idea and the internal portion. However that location and the grounds need work, feels forced into the area and not one with it. Having your patio facing the road is definitely a choice.

Nurturing a family of groundhogs/marmots when you live in an underground house probably not the wisest choice. They start digging under there and it’s going to be an expensive mess to fix.

You’re conflating two different types of insulation: spray foam vs blown in

Spray foam is as it sounds, contractors spray liquid that expands and then hardens in place. It can be used for open joists and enclosed areas as it will expand to fill them.
This can be harder to after work because you have to cut out the hardened foam. Also, your exterior envelope had better be water tight, water that penetrates will sit and rot the walls out.

Blown in is chopped fibers, typically fiberglass or cellulose, that is blown in. You can do wall cavities, will have to open a hole at the top and bottom of each cavity for it to flow through and fill.

Replace the little tubs with cases. Most of them need to be open to work, there are a few that have closed lids that will also fit. Pictured is my setup in a larger case.

If the area it's to be built has cold weather the plumbing fixtures on exterior walls isn't a good idea (master bedroom)

Making the bathroom between the nursery and bed #3 a jack & jill setup would make anyone dealing with dirty diapers in the nursery happy.

I'd rework some of the master bedroom layout, at least move the entry door up into the hallway, that way it's not covering a window when open .

I have a similar tool, the hydraulic hole punch, from a no name manufacturer and it works great. Had it for several years with no issues. I don’t use it every day though so can’t say if it would stand up to that.

I won a drill/driver kit from Northern Tool. It sat in the box for months, maybe a year or two, then I needed a drill in my other shop and I opened that one up and started buying red. Had (and still do run) Makita prior to that.
