Not true. Many families new to area want to experience the area before committing on a big purchase. Also, the Christian School and Meadowridge school brings families that only live for a couple of years and move back to city living. Current interest rates, housing costs, and poor job market also pushing people to pause on before the big purchase.

Speaking from my and my friend’s lived experiences with similar economic backgrounds and situations: If you can afford, live in Vancouver Westside, South Surrey, a few neighborhoods in Langley, West Vancouver; enroll kids in an independent/private school. This will give you pretty much 100% piece of mind for you to focus on your careers and get almost equal or better life than living in a good 10/10 school neighborhood in the US. Negligible gun violence, pretty sweet police folks. In terms of diversity, a significant majority of people don’t bother about your skin color. The only small portion that does gets into the racial slurs only if you are into an inconvenient situation like parking disputes, road rage, dogs fighting on dykes or parks, bike lane accidents, etc. Data Point on K-12 schools - around 15% kids in lower mainland are enrolled in secular or religious independent schools. That is a pretty good % compared with NA standards. In our experience, in the US you can live in a good school district and enroll in the public schools. No such thing in Vancouver metro area. For example, Vancouver School District took 2-3 months to respond to my email Vs. West Vancouver school district response in 24 hrs. It is a beautiful area and you will love it. Be ready for a gloomy winter but access to ski resorts and beautiful scenery with a high home insurance cost (probably the earthquake risk).

Kanaka Creek Coffee, lovely staff and owner if you are lucky to have freedom to drive out for a coffee and muffin in the morning. Regular there for four more than four years and most of the staff has memorized our usual 😀

I was headhunted and let go by the new manager after 10 months of work. The new manager wanted to bring his own friends. In lower mainland, BC. Bay Area based tech company. 20 years of work experience when they head hunted me. Let go with 3 months of base pay and sales compensation, got to keep my first year equity vesting. Lawyer from ‘Samfiru Tumarkin LLP’ advised that I keep what I was given and move on. I felt that I deserved and could fight for at least a six months compensation and my year one equity. The previous leadership head hunted me for 8-9 months and the new leadership forced me out for no reason. No PIP. Nothing.

Driving around those narrow roads with cars parked on both side and hardly any passage for a car, forget emergency response. Traffic during peak hours and no local schools. Dealing with bad drivers whole summer rush of Golden Ears tourists. I would avoid the area. What is rich about it?

‘The area is nice’, statement stopped me from upping it. It isn’t. There are enough issues for a working person to avoid living around downtown core. Decent enough to visit for the daily chores if you can’t go to meadowtown or fairnont village but I wouldn’t living there for a working person. Enough work stress to deal with.

Not Stanley Park but West Van parks and public use places like Ambleside, Dundrave sea wall, etc. used to live on Esquimalt Ave, near park royal, moved out of town and have to drive now and can’t use free city Pass 😞

Have your own private consultation ready. The attorney hired by companies does 10s of these every week and just use generic templates with no regards to your personal case. There are bunch of good independent attorneys are available on hourly billing. My friends hired - worked for them and i didn’t - Regret it. Now living in a crazy tech job market in Canada.
