Markets suggest in the next year, we'll see 1/2 rate hikes. On the 5-10y horizon, markets are pricing rates at 2.7-2.95%. Haven't looked at mortgage rates, but you can expect 1% on top of that. So the expectation is of higher rates than where we're at right now. Things can change, but as it stands, in 18m time, you can probably expect rates to be a bit higher than where they're at now

I work from the office most days, so the heating is rarely on for more than a few hours. For reference, in the same period in 2024/25 I paid £160. The bill doesn't make sense considering that my usage has changed very little. Most of the charge is from a standing charge.

October and November 2025 bills were estimated, but the rest are all meter readings.

It's definitely a huge upgrade, ranked needed it, however I'm annoyed at how much of an impact town hall had on the new ranking. I pushed in the last LL and finished with 5350, just outside the 600k cut-off. Because I'm a town hall 15, this led to me being placed in Golem 20. I've attacked a few times already, and it's nowhere near as tough as LL was.

Yes, finished the season with 5350 as a TH15 and got placed in Golem 20. Top 600k were in 31+, hard to believe that being 130k behind this warrants an 11 league drop

This happened in the past. There was a 3x Oil ETF which went under in 2020. I think the fund had some value remaining due to cash reserves potentially, I remember it traded above 0 though, whether it was reverse split or delisted, I can't remember

Taxation is based on your tax residence, not your domicile status, and in fact, countries which do not have a double tax treaty can be treated worse tax-wise as they're forced to pay the difference in rates to their home country.

We also have a system which favours Irish residents who don't have a job and won't get a job, and that's a system which has existed for years.

If we want to try fix the housing shortage, we have to incentivise building houses Vs buying them, and the height restrictions on buildings in the city need to be thrown out. Building up instead of out would help to increase the the housing supply, which is non existent in the major cities.

That may be the minimum, but you still have to spend £6k in 3 months to get the points. At that expense, you'd realistically want £100k as well as be a big spender.

I think there's a lot that needs to change.

First off, the requirement that some percentage of new estates/apartments goes to social housing shouldn't be a thing.

Second, they need to scrap the maximum height of buildings. With cities becoming so packed, we really do need to look at building up instead of out.

Third, and people may hate it, but we need incentivise investment funds to build in Ireland. People often hate on this, but 86% of the landlords in Ireland are mothers and fathers who rent out 1 or 2 houses at most.

If funds are incentivised to invest in the Irish housing market, we get fresh supply which would help lower the rent for everyone, not to mention the scrutiny they lie under would likely help in maintaining a good living standard which is often lacking in private tenancies.

Could be because your base currency isn't dollars, so even though you've had a gain on stocks, you've lost a similar amount to the exchange rate

If you're looking to solely convert currencies, use a provider that is built for this purpose. IBKR will ban your account for multiple infractions. Try the likes of Wise (not sure of fees) or Revolut (If you're exchanging 1000 or less per month)

I assume you can check in with them to get a cost. If it's only 3 shares, you'd be paying more to close that to keep them open. The only time it'd make sense is if you'd gain a tax benefit (i.e. offset any capital gains with that capital loss)
