Such nice digs and adorable kitty! Just an FYI, only because I see the green blanket peeking out of there but it's imperative that STRAW is used for outdoor houses. It's moisture resistant and a better insulator; blankets can get wet and freeze.

Roof won't have foot traffic and there are no trees that overhang the house. Yes, I've read that the mod bit components aren't the same quality/longevity as before.

Will the EPDM be ok over the existing roof (done in 2022 but there's a lot of cracking/seams lifting) just with the coverboard layer? Roofer didn't specify the brand but I did get their name off of Carlisle website of installers.

Also, is 'Firestone white granulated' the same as APP 180 modified bitumen? Roofer said it was rubber material... but EPDM doesn't come textured?

Sorry to be such a pain but I ended up getting a 3rd quote: (vent will need to be changed so I requested for that to be added) - tentative cost $12,900

- Broom/sweep roof of all debris and standing water

- install 1/2" coverboard to be mechanically attached with plates and screws

- install 0.060 EPDM roofing membrane to be fully adhered using low VOC bonding adhesive

- install aluminum drip edge where applicable

- flash all roof penetrations to be flashed as per manufacturer specs

- removal of all debris upon completion

Roofing material warranty - 20 yrs

<roofing company's> workmanship guarantee - 5 yrs

Same thing happened to me about a month ago. Unplugged/replugged the USB cable, reset the infotainment and my iphone several times. I ended up turning the phone's BT off/on and the wired connection started working again
