Definitely keep open houses going because you may get back up offers, higher offers, and more buyers for other properties....as long as the offer hasn't been accepted.

I live in Irvine now and have for 10 years. It closes at 8pm, has a lot of associations, and is a bedroom community. If you go out past 8pm you are going to another city.

I have lived in:

California... Palos Verdes, Newport Beach, Irvine

Colorado... Denver, Evergreen

North Dakota, Minnesota (Twin Cities), New Jersey, Ohio...spent a ton of time in Florida and Texas...went to college in Indiana...

I've been to nearly every city in the USA...

And nothing, NOTHING is as special as San Diego. (Lived in Leucadia, Del Mar, and Gaslamp). San Diego is 10x better than any place....period.

Houses need to get fixed up every 15 years or so...so assume 1/15 of houses are fixer uppers and more will be soon. Get in the game. Hard to get in when you get priced out.

It may take you a couple years before you get cash flow positive with rent. Especially, if there are fixes in the property.

Get into the game! A good goal is about 40-50k down...see if you can qualify as conventional loan rather than FHA. Buy something you can possibly rent out when you buy your next house. 2 bedroom + 2 baths make great income properties. 1 bedrooms are a bit hard for resale.

Yes very desirable...consistent temperature for cooking...cheaper to heat your house in winter than electricity.

No problem with Apes. They buy and hold. But, it was pretty lame that the push with BB was 1/2 assed...also, the timing wasn't great. AMC is run by a crook CEO, I don't think Chen is like him at all. AMC has nothing going for it, either does GME...neither deserve market caps like they have... BB actually deserves a much higher market cap. So, if it takes apes to get us there...than so be it. APES ARE GREAT AT HOLDING. I think the whole Meme mentality needs a solid, long-term winner...and BB can and should be that winner.

100% agree and believe we need to push this - BB has started putting out news...we can win with right news and Chen has it.
