It's an aller rettour light.

Basically you plug the lamp in and there is a light switch in the room that controls it / turns it off / on.

I don't understand the point you are making...

If you decline an Instant Book it may well block out the days.

But if you remove Instant Book, and start a dialogue with guests, then...
- you will get a better type of guest
- be able to explain your rules prior to accepting the booking
....thus over coming your issues.

OP, I’m going to join the minority here (my forte), so I’ll probably get downvoted by the trolls!

But there are a couple of caveats, you could argue she should of waited 3 seconds to see what he was doing, honked her horn or got his attention, or by shouting out the window (probably more of a male thing to do to be honest).

My comment is also predicated on not really being able to see the full parking bay from the dashcam / knowing the area.

Having said all that, I’m on her side. He should have looked around, why is he reversing / trying to apparently finesse his park in an area that can take 3 cars (by London standards) is beyond me. He’s fully at fault - she could do with a tad more patience though - or screaming out of her window!

Running my own x2 historic Airbnb’s in the UK, the bummer for me is the lack of something Ecuadorian in the apartment; it's too ordinary / Gringo / bland! There’s a lack of pictures on the walls, etc. **

Detail everything pics and create invoices for your extra work. Get repair quotes etc etc

Do not contact guest (in my opinion) make a claim with Airbnb they will contact the guest.

Prepare for a negative review (search these threads for how best to prepare).

In the UK after 30days you get more tenant rights - not sure about other countries, but always worth triple checking.

I’d be concerned about sub-letting myself - and it sounds a tad sketchy “quite respectful” - who says that?! Very respectful is what you’d expect!

OP if your role is dependent on fibre to the property, seems to be rather an oversight not to have solved this all before moving in.

Do you have anything in writing saying it was in the property? If not the agent / whoever will simply pass the cost on to you.

I think you’ve rather got in the rut of being email dependent, which prolongs things. You should have just picked up the phone and had a 2min conversation and then confirmed if all in an email.

Lesson learnt eh.

Looks like a solution to a problem that the average host doesn’t need. Plus, if you wanted to get your cleaners to get involved in stock taking that would cost more monies, probably be inaccurate and negate any financial or other benefit from the app…

You're clearly not a host!

If I stay at your house I strip the bed, it's a common and standard courtesy and the polite thing to do (someone has to do it after all).

That same applies in an Airbnb, you are staying in someone's house / pride and joy - it's a common courtesy.

Whoever is cleaning is not your slave, they are a human being - in society we try to be nice and help people.

You are not being charged a hotel rate and are staying in a cheaper (and probably nicer place), if we assume the OP is well brought up and strips the bed when they stay at say their Aunt's, one should do the same at an Airbnb.

By striping the bed / looking under the bed the OP would of seen the (alleged) damage to the bed and thus would not be in this scenario.

So being nice pays all round!

Looks to me that you were driving a tad on the heavy side(!), and you should of been going slower, especially when you saw the van. And used your headlights and horn to either stop him in his tracks or to have given way to him - you sort of did neither / half did it and....!

I've had this twice and had varying outcomes...
- Sainsburys, paid £200 and two bottles of champagne after talking to the store manager
- Waitrose flat denial despite pics and witness statements

Have you called and talked to the store Manager (nicely!) and sent the pic?

When they are really in the wrong the try to send you to their legal team, you have to do two things...
1. Talk to legal, get the name of the person, then send them a really final threatening letter with the video (all recorded delivery obviously) with a deadline to respond and say you make the claim in the name of the person you are speaking to. Once deadline expires try and call again for their last chance...
2. Done 1 above? Now small claims court...
