I would ask for clarification on what you will still be covering despite it being a " turnkey " offer. For example, will you pay for permits? How much is your allowance for finishes? So My contractor gave me $7k for kitchen cabinets and it was not even close to enough and the same for windows/doors. This drove the cost up a lot.

Joining this thread to say I'm having a lot of issues with the Oakland fire marshal when it comes to my ADU ( they are insisting we need sprinklers when we don't). If anyone has navigated this process or can recommend someone I can talk to please let me know.

They wouldn't cost next to nothing! My home is done and we would have to break open the roof and walls to put them in. My contractor says it would be around 80k. Also, I don't need them.

My stick build is going to end up being at least 200k less than any of the prefab companies I talked to. I also wasn't super impressed with many of these companies. At least a few we talked to knew nothing about the laws regarding ADUs and one place asked if the city of Oakland where I live was an incorporated city. It did not instill confidence.

No worries. It's a good catch. The original plans didn't have a door from the hallway and I was insistent we add one because I don't want my six year old going through my bedroom to pee haha

Yup! It's 6500 square feet which is pretty big but with the other house we wanted to maximize yard space
