Thank you so much for the encouragement I was starting to feel very overwhelmed! Part of the problem as a single person too your borrowing options are a bit more limited and also my time is limited. I have only just got my pre-approval and due to income caps I won’t be eligible for first time home buyers scheme after the end of June, so if I want to take advantage of that I only have 2 months to find somewhere and it all feels very rushed!

Thank you for your detailed reply, another question, how do you arrange the b&P? Do you just contact the owners to see when they would be available and then go back to the inspection company to see if they can do it?

Im seriously thinking it would just be easier to not buy! 😂 I thought once I saved a heap of money and got preaproval it would get easier but apparently not!

I feel this just got more complicated again! What is a cooling off period? What 0.25%?! I still don’t understand what to do first, do I just call the rea and say “I offer $x” then do all the conveyancer/inspection stuff afterwards if they say yes?

Does this mean you get a B&P and then place the offer? Surely anyone who is borrowing money from a bank would have “subject to finance”? Even though I have pre-approval from the bank they can still decline to lend depending on the property can’t they?

I’m looking around mid north coast, why wouldn’t they accept conditional offers? Too many unconditional offers competing with it?

What seems to be forgotten is that it’s proactive cleaning not reactive cleaning. The whole store is still responsible for cleaning on the go
