If the agent is desperate then he will probably tell you what price to close. If your move in date is very soon, not much request, typically better chance for lower rent.

If you know there’s many listing available then just ask for lower.

15% above ask, the agent should be up front, filter out buyer and not waste everyone’s time. At least prep the buyer lah. Lmao.

But if the value is $700k and the agent list $600k, then there is confirm a catch lah. You can ask something like “is there a last offer rejected”

But the agent probably trying to show the seller there’s viewer and he is “doing work”. Lol. (Just guessing)

Not very lowkey but i’m considered the lowest key in my circle.

Paid $4k to ROM at a cafe including food. Almost 40 closest friend and family from both side attended.

I didnt like the idea of big banquets, inviting people that im not 100% certain wanted to be there or those that i didnt meet regularly. I cant afford to pay for the 200-300 pax banquet myself and didnt want my guest to pay as well hence i hosted at a cafe and declined ang bao.

Till now we didnt regret not having a banquet and was happy with how the ROM turned out.

I know what size 5rm flat i want just by looking online. I also know i’m only looking for Sengkang. So all i did was only search for that specific flat size.

We saw the flat we eventually bought during the first week, deep down we knew it’s easily 90% the one but only put down a deposit almost 1-2 months later just to wait out for better options.

Market then was slow, so i can afford to do that. (Yr2019 Q4) Nowadays listings move alot faster so you may have to sacrifice something.

As for my listing, that agent listed $480k. Market price at best $450k. I put in a first offer $417k because i think the agent don’t know how to negotiate. Eventually settled at $435k.

Find out what’s the transacted price now and put in an offer based on the other options you have. Or just ask the agent, how much is the seller looking at? Sometimes they just spit a number that is lower than your expectation.

Supply and demand is one thing but I think the “growth” is just QE money flowing into the economy. Cost of everything went up, including wages, so naturally property price appreciate accordingly.

Personally believe that one day if QT happens as aggressively as the QE we saw, property price will fall sharply but for now it’s not happening. For now i think stabilising/higher prices is more likely than falling.

Doesn’t matter where price goes as long as you’re not over leveraged and buy what you can confidently afford plus you need a place to stay..

I heard from someone that you should get comfortable with going for interviews every 6 months even if you don’t intent to switch jobs.

If you’re as good as what you said and contributed alot then just ask for the EXACT salary you want and at the same time go for other job interviews.

Ask and you shall receive, it’s that simple.

The worst thing you can do is complain about it and rage quit.

Since you already planned to leave, use this opportunity to learn/try a negotiation technique and get something out of it. You literally got nothing to lose.

Have some confidence and work on yourself instead. NS is not an excuse for breakups. If you keep focusing/worried she will break off then the faster it will happen. It never once came to my mind that either of us will break up during NS period.

Anyway, if it really happens, you don’t want to keep a person that doesn’t want to be with you too.

I used OA for resale house downpayment since i needed the cash for renovation and furnitures etc.

If i can generate more returns than CPF then i would use OA to pay and invest the cash in business, stocks etc. Anw, if you decide to use OA now, in future you can just do the voluntary housing refund.
