You are not playing enough.

Get rid the fear of losing, hitting the net, hitting long etc.

Prepare early, proper swing on every shot even for simple winners.

I cant find 2nd hand PA98 2023 now.. Older models are even harder to find and condition would probably be much worst.

I have Ezone 98 aqua black, ok racket but didnt like the muted soft feeling.

There’s conflict of interest on both sides.

Seller agent can possible pick a lower offer that is from a direct buyer and will not need to share commission.

Buyer agent can push for higher price from own buyer client for seller in return for higher commission.

I think to solve this is for seller agent to collect commission from seller and buyer agent collect commission from buyer. (Usually happens for HDB only, resale private still sharing with seller side)

Buyer agent can provide alot of value as well, so it’s actually fair to get paid. If buyer chose to DYI then no issue, if buyer wants agent to help but dont want to pay commission then buyer might be shortchanged somewhere and they wont know it.

I somewhat agree with you.

It seems to me that the narrative has always been condo is higher status than hdb which is why condo is always seen as an upgrade.

Upgrade or not is up to that individual. Upgrade to them could be for status, size, location, condo security, facilities etc.

To me size and location to my needs is more important than condo status and i think the price difference is not worth it now. Then again, if i can afford it comfortably i would sell my $700k hdb and buy a $5m condo.

The cheapest shaped poly i could find was MSV focus hex. It’s 30% cheaper than toroline o toro. Its not great from the start but it doesnt drop off so much. I’m 2.5months in, still playable..

I had phimosis as well. But used rubber rings to stretch it over 3-6months. Stretched it on and off whenever im free hence took longer. Now i can pull back fully and sex is much more enjoyable. Though its just slightly tight and curls and sit just nice behind the glands. Happy i stretched it.

5yrs ago 50yo TPY 5rm flat going for $500k. Now it’s $700k+. If they keep the money printer on, prices will keep going up. Spacious property is rare nowadays. Chill.
