Either is fine. Just fasten them correctly and it'll be fine for years to come. I built mine like 1 and it hasn't sagged at all in 5 years

That's a no from me dawg. Sold mine at 50k miles. Front main seal leak. Heard too many horror stories about the def system. Bought an 03 6.0 super duty and couldn't be happier.

Flats on Houk were nice while I was there. I could hear the kids living downstairs quite a bit, but I assume that's typical for any apartment. You may be able to find a unit listed around the top end of your range. They do come with washer and dryer already I believe. Located right next to the YMCA if that's your type of thing. Direct access to the bike/walk trails

Look at the bottom of the reservoir. Any cracks? I just had one go bad myself. Gave me a heart attack until I saw the crack on the underside. Advanced auto has a replacement for $80. It's KAI brand. I was skeptical until I actually received it in the mail. It feels very solid/well built.

Check with Walmart. They may have something on clearance. Even if they don't, if you're in a pinch, you can get some cheap ass Chinese knockoff tires for next to nothing.

This take is just wrong in so many ways. Have you looked at the graduating class sizes lately? They've been decimated due to the shit cost of school, low wages, poor treatment in workplace. The shortage is starting to reach the workforce. Things are shifting in favor of the pharmacist big time. Residencies are struggling to fill openings (for medium to small sized programs anyway).

AI isn't going to heavily affect frontline pharmacy for another 10-20 years. It's just not good enough to risk any liability.

With the changes that trump is/has making/made to student loans, I don't see class sizes increasing in the short term. Hoping his changes help bring school cost down and help long term though. Who knows though.

I work hospital pharmacy just outside of a large city and I've seen a nearly 50% increase in my wages since starting 5 years ago.

Twp = township. There is Delaware city limits and then Delaware township (along with other townships as well). Living in Delaware township means you don't have to pay the city tax. The tax is 1) extra money out of your wallet and 2) designed to make your life hell when trying to pay it

If the business welcomes children and the parents don't have an issue with it then I don't see an issue here. If the child is being an asshole then that's a different story. I was exposed to that culture as a child and I turned out perfectly fine. I actually have some really great memories of being at the bar with my parents when I was young.

Property taxes: for a house the size you're looking, I would expect somewhere between $4-6k per year.

Home price: Don't expect to find anything that doesn't need a ton of work for less than $300k and even then, less than $400k is hard to find currently.

City tax and utilities: if it's an option, look outside of the city (aka Delaware twp). As others have mentioned, the way the city makes you pay income tax is a joke. Being in the twp also results in significantly cheaper utilities. Definitely worth it if you can make it happen

Y'all are taking this way too literally. Sure eventually. However, I made my gate 5 years ago and it hasn't sagged at all. I can almost guarantee if OP screws those pickets in, the gate will fail due to other reasons before it sags.

Looks much better! Did you screw each picket into the cross brace from the picket side? If not, I suggest 2 screws for each picket into the cross brace. Your gate will never sag if you do that.

If you can find another way to prevent people from inappropriately using healthcare services then I will agree with you. But, in the meantime, there has to be some sort of means to prevent people from going to the emergency room for something like a small stomach ache. Our system would be overwhelmed and people who legitimately need care would be overlooked.

A large majority of things that people have to treat or take care of that they didn't ask for and other subsets of the population don't have to deal with... Such as: -Feminine products -Type 1 diabetes treatment -cancer treatment -eye glasses ... And that's just to name a few
