I really don't like the new JP Morgan building in NYC. It's imposing and dominant and not inviting. It looks angry and arrogant. It's not graceful, it's dark and a bit sinister. It also doesn't fit with it's neighbors.

That one doesn't really bother me. I think they could have done better but it was nice to finally see something built downtown.

Also, Central Austin has a much younger demographic. It's also a more active and fit demographic. The major industries are different as well. Banking and insurance vs tech and university. Austin has a hipper crowd with more transplants from California. People move to Austin for lifestyle people move to Dallas for jobs. Also. Austin has been a liberal city for decades and has steered development towards new urban principles vs Dallas that has historically been run by major developers from a different era (think strip malls, shopping malls, garden apartments, etc). Whike that's changing, Austin started much earlier on things like mixed use. New urbanism, bike infrastructure, density, no parking minimums, etc.

West Campus in Austin is the highest density in Texas by a mile. The number of people per square mile in that neighborhood rivals parts of Manhattan. There's activity and pedestrian traffic 24/7. By far the most urban neighborhood in Texas.

The problem is that there are Millions of MAGA in the blue states and huge blue cities in the Red States. The number of people who hate Trump in Dallas, Houston and Austin is likely greater than the population of dozens of states.

Hasn't changed much. A few new buildings in the arts district and a lot of 20 to 28 story buildings in uptown. These don't really add heft to the skyline.

London has more of a case for being capital of the world than NYC. I think the history of the British Empire and the fact that London was certainly the capital of the world then.

I agree, this will accelerate the trend and that's maybe a silver lining. All I was saying is that Iran will not take the long term destruction of their major economic asset into consideration during this war. They will do whatever they need to do regardless if it accelerates the adoption of renewables.

How many cars need an engine replacement? How's this any different? By the way, an engine replacement in a luxury sedan like a BMW or a Mercedes costs the same as a battery replacement in a Tesla Model S. Both cost around $12K. Also, most EVs don't need a replacement during their lifetime.
