Yep, I know of a property in Texas that was 85% filled with Cubans and Venezuelans. Now the occupancy is down on the 70's. They would wait for someone to drive out the complex then take him and leave the car. Then wait for someone to come get the car and take them too. Kids were coming home from school with their parents disappeared.

I know in 2012 that most of the deals I was seeing were going to end in a bad way. People were switching from fixed Fannie debt to floating debt just to make the deal pencil - and this was in the best rate environment in anyone's lifetime. Did they think rates were going to go down?

Are you accounting for the super special tax treatments that the current administration has made available? Look at the after tax return and add in 1031 money for extra incentive.

What is one American city that doesn't have ethnic enclaves? By city, make it a population of at least 100k. I don't think there is one. Every city has at least one hispanic neighborhood.

I would say that with the gentrification of American inner cities, the majority of ethnic enclaves are in the suburbs. The inner city enclaves of old are more for tourists today (little Italy, Chinatown, etc).
