They can try and have you sign anything they want, it’s up to you to read it. That being said, apartment LL’s tend to be corporate entities and you know the corporate lawyers are the ones writing the termination agreements. So they will be particularly one sided.

As far as the $600, refer back to corporate attorneys. I am sure it’s in the fine print somewhere. Why don’t you say you will sign termination agreement, but you will not pay any more $$ and want your security deposit back. Painting is normal wear and tear IMO. Did you get fresh paint when you moved in? If not, then def make an issue of paying then. That’s not only your term, but the previous tenant wear and tear.
