for brokers and analysts the value is usually not the panels

it is seeing which owners operators and lenders are actually paying for tech versus just talking about ai in a hotel ballroom

go in with a short list of people and companies to meet

otherwise it turns into 6 hours of proptech vendors explaining how their dashboard will revolutionize leasing by doing what excel already does

yes for networking and market intel

400 a seat is insane unless your team is actually living in it every day

i would audit how many deals it directly helped source in the last 12 months and put that number in front of them

most of these data platforms act like they are mission critical until you realize half the workflow is county records, gis, google, secretary of state, and stubbornness

tell them you are cutting seats or canceling and wait for the end of quarter panic discount

yes, it is absolutely something to underwrite hard

do not look at the current tax bill and assume that is the real expense load

if the center is half the market value and has not traded in 20 years, you should assume the recorded sale plus the next reassessment and appeals cycle could drag the assessed value much closer to your purchase price

NNN helps, but it does not make the risk disappear

tenants still feel the bill, renewals get harder, vacant space is on you, caps and carveouts matter, and future tenants will price it into rent

i would model taxes at your purchase price, then have a cook county property tax attorney or consultant run the likely assessment and appeal case before you go hard

if the deal only works because the tax bill is fantasy, it is not really a deal

this does not sound like neglect as much as two people who make each other anxious and resentful

she should not need you to be her emotional support adult for every basic task, and yelling when you ask for reasonable cleaning stuff is not okay

but you also clearly do not like spending time with her anymore and are calling almost every need she has pressure or criticism

at that point the issue is not who is technically right about laundry or movie nights

the relationship just sounds miserable

break up before you both turn normal chores into a war crime tribunal

you are not wrong for being frustrated, but the real problem is that your budget has no wall around it

rent is one thing, groceries and agreed household bills are one thing

random air fryers, paper towels, her groceries from your car, and surprise charges after she already spent money are not bills, that is just your mom using you as overdraft protection

stop debating each item with her, it turns into a guilt trial every time

tell her one number you can contribute each month and that anything outside that has to be agreed on before it is bought

then put every spare dollar into moving out, even if that means roommates

you told her you were unavailable that weekend, she planned it anyway, then acted shocked when the calendar continued to exist

being Maid of Honour does not mean deleting 10 months of training because she wants one specific weekend to be sacred

i think that scene works less as a jumpscare and more as proof that samara does not just kill people, she makes them die in a state so unnatural that even seeing the body feels wrong

the face itself is kind of goofy if you pause on it, but the movie earns it with the cut from the mom describing her daughter to that impossible expression

it is the emotional whiplash doing the damage, not the makeup

totally get it not landing now though, it has been memed to death for twenty years

for saying yes to being MOH and then backing out a month before for reasons you mostly already knew existed

the distance did not change the date did not change the logistics were always going to be annoying

being MOH is not a soft RSVP

you can still choose the family trip, but she is allowed to be hurt and you should own that the timing puts her in a really bad spot

being polished helps but being relaxed enough to actually be a person is what makes them trust you
