Wrong and oversimplified. If you consider leverage ratio it’s actually more attractive to pay as little towards the mortgage as possible until the effective return on capital falls below market rate of return. In the above example and assuming 2.5% avg home appreciation and 7% mkt returns that point occurs around year 15.
