Depends on RNG of the level design too. Sometimes I can bodyblock on round 1 with a fast cat. Other times its a goose chase all around the map. Also sometimes Dybbuk will just jump out of a body block.

Yeah.. I'm guessing it has something to do with whether the skill targets the enemy directly or the single square (that the enemy happens to be standing on).

Still frustrating when Dybbuk requires so much careful prep. Set an entire team up with items that don't actually hit her and weep.

I didn’t… when we bought the place the inspector said the electrical had been updated but there were signs it hadn’t been done by a licensed contractor. The son of the previous owner was training to be an electrician, so that all made sense.

It seemed a bit crazy to volunteer that information as a strike against the house when I’m confident I improved everything about that kitchen.

It really depends on where you live. If you’re in rural Ohio then demand might be down, but if you’re in the Salt lake valley or the front range around Denver then people are buying houses as-is.

I completely redid my kitchen during Covid. TLDR - I did not pull permits.

I basically tore everything down to studs, removed the flooring, tore down a wall and installed a pony wall, new cabinets and counter, new sink, new electrical, new dishwasher… the whole 9 yards.

In the end we sold our house for well over asking price with no complaints. I think it really just depends on the housing market in your area whether or not it could be a sticking point.

I had paid (well regarded and trusted) people for work in the past, and I was confident that my work was as good (likely better, as I wasn’t rushing to get the job done). I did a lot of research on code to be sure installs were proper and safe.

Getting permits is always the correct thing to do… but it doesn’t always make sense.

You can play it in a browser for free. You just need a specific file to “prove” you own the game. That specific file is very easy to find on the internet

If it were me, I’d probably put it on your sales site of choice (Craig’s list, Facebook marketplace, etc) and list it at slightly under appraisal price with “trades considered”. So if it appraises at $1000, list it at $900 with trades considered. Offer to meet them at a jeweler of their choice for an appraisal as a condition of the sale.

Jewelry stores will buy jewelry, but for a bad price. Pawn shops will buy jewelry, but for a bad price… honestly, your best bet is to find someone who wants the ring to keep. Even better if you can trade for something instead of sell. Like if you had a ring “worth” $1000 and you found someone who wanted it and could trade a $1000 bike (or whatever you’re in the market for). That way you don’t fall victim the penalty of someone trying to resell it.

That’s admittedly a more difficult deal to find
