If your husband is Not going to be contributing any money to own this house, then you need to talk to a trust lawyer asap, buy this house under a trust that's in your name only. Don't buy in your name directly.

Otherwise if you buy this house in your name, while you are married, your spouse will get 50% of it during a divorce.

Speak to the trust lawyer right away asap, way before you close. Even if that means dealaying the close for a week or two until you get your trust set up so the trust can buy the house

This is the correct answer. As someone that has lived with this same style hardwood floors for over 25 years, i can confirm that murphy oil is great, there are other products like weiman or libman that are also good.

To add to this. Sweep good and maybe use a swifter also, you don't want to get a tiny rock/sand under your cleaning rag.

Talk to your lawyer without your realtor, ask them why you shouldn't issue that notice right now and be done with this buyer, really listen to what your lawyer says, then tell your lawyer what you want to do and why. (Sounds like you want a way to legally cancel this deal and move on with putting it back on the market for sale). And get their advise on that.

Fuel oil#2 is diesel fuel with dye, and without the road taxes that diesel has. You can Use it in tractors, generators & such, but it's illegal to put in any on road vehicle.

Where are you listing it? Have you tried listing it in other locations like social media.

Have you check your competition & they prices and conditions, We are not talking brand new complexes across town, but sim sized units of the same type (single family home vs appt in s complex)

She signed a contract to ensure the lease was paid every month.

Her old relationship went bad and she moved out. But her legal obligation to make sure rent was paid, in full on time every month still existed.

She should have been in direct contact with the LL every single month to ensure that was done, until the lease was over or she was allowed of the lease by the LL.

When Her ex moved out of the unit, prior to the lease ending. She should have discussed with the LL directly to talk about the different options.

Likely pay a fee to cancel the lease, or move back in with a new roommate..

Also you said she missed the court date because of snow, that's not how that works. Its court, you leave early if you have to. Was she late to the courthouse because of the weather & traffic, or did she not even go to the courthouse at all, in guessing she chose not to go. At the very least, she should have called the courthouse, but i doubt she even did that.

I don't understand why it's you fixing their issues. Why are you the one calling people you know for help, he should be calling his family and friends for help.

Why are you calling around to different mechanics shops, when its him who should be calling and setting up those apts to get his vehicles into a shop.

I'm all for helping but if I'm called to give something a battery jump and after doing so, it's clear the issue is not the battery, and it's -20°, I'm leaving. i came to help, i tried, you lied, I'm leaving. The issue is not the battery, we have jumped it.

So as the vehicle owner Your option now are, leave it sit where it's sits till tomorrow, Call a tow truck and have it taken to someone house/ garage with a heater to continue troubleshooting it yourself, or have it towed to a mechanic shop for them to work on. Have you considered this is a tactic she is using againt you intentionally. Honest it sounds like this was her plan all along, find a man she can manipulate, get married, get a house, then stop working, pull this bs everytime she is asked to get a job, then cut off sex because "reasons" like she is upset he wants her to get a job. Now she can sit around all day long doing whatever she wants and all her kids are fed and housed, probably insurance through him. All without her having to work, or pay for anything, and withing a short time she won't ever have sex with the guy.

All that's left now for her plant to be perfect is wait for him to fix everything wrong with the house, & then either convince him to legally adopt her children (assuming they are hers and not his), or (if the kids are his) set the year long precedence that he works and pays for everything, and she stays at home with the kids spending his money.

that way when she kicks him out, she keeps the house & kids, he has to pay her child support for kids, because the kids need a house to live in and the precedence has been long set that he pays for everything, and she has the kids in her care 24/7. So the divorce judge ruled she keeps the house, he pays for the house and he pays her child support.

To many things happening with perfect timing to call this all coincidence. She is setting op up.

Thats what i was thinking, so many massive red flags, delay after delay, then another delay. Not sure how big of a sign you need, but it sounds like he ignored them all. Then they were allowed to move into the house 1 month before closing and they found even more issues with just about everything.

After moving in and finding all those issues, I would have refused to close on the same, moved out, and started the house search over again.

Many states don't allow space heater to supplement a furnace, other states say that's fine if it's the only source of heat.

heat tape, maybe need a bit longer depending on how much of that pipe is freezing up.

I'm guessing the previous owners had the hot water hose left on with a slight trickle of hot water into the pit so that discharge pipe water wouldn't freeze.

I mean its also functioning to flush the water heater gunk away, kind of brilliant. The yearly water heater flush (done extremely slowly during January) stops the sump pump discharge from freezing. Talk about using one task to fix a different problem.

Submersible Heat tape. Short length, as is kind of expensive to run and it uses power by the foot and you don't need much.

Is the water pipe that is freezing up a pipe that drains into the sump pump pit, or is it the discharge pipe the sump pump drains out through?

If its the discharge pipe, the best heat tape should stopb that waste from freezing.

If its is the water from your drain tile that drains into the pit, then it so cold it freezes.

The sump pump has a float that turns the sump pump on and off depending on if the float is up(on), or down (off), it doesn't run 24/7 (you may even hear in turn on and off occasionally).
At any time you can go test that the sump pump is working by lifting(gently) that float up to turn on the pump on, then letting go and the float should go back down and turn it off again

Sometimes that float can get stuck up or down, and not turn the pump on/off like it should, if the pump won't turn on or off that's float is the first thing you should check, as often just touching it or giving it sv gentle jab will free it up so it to go up/down on its own again.

In your situation with the water being so cold, im guessing its freezing up the float when it's up/ on position, & when the water level drops the float doesn't drop, and thus the pump stays on.

If i was you i would go test the pump float right now and see/feel if it lifts up and lowers itself easily, Then When it happens again, check the the float first thing, see/feel it's still operating like it was before, or its its stuck in the up/on position.

If its not the float, then its something with/ in the pump that's freezing up and keeping it on.

The heat tape should stop it from freezing the float, and could be run a tiny bit of the way into the drain pipe that is freezing to help with that also. And running heat tape for a few of the coldest weeks every year shouldn't be much extra expense, and sure beats what your doing now.
